PREFERRED ALTERNATIVE
Preferred Option – Alternative 5 Provides a general land use mix which is consistent with perceived market trends and is consistent with Light and Support Strategy Provides for a flexible framework for investment and industry allocation with a variety of lot sizes within each land use and land use distribution The disbursed land use pattern provides an optimal approach for phasing, implementation and marketing of lands Provides for opportunities for strategic diversification within the light and support sector through the location of a variety of light and support land uses Provides for a very efficient development configuration with a grid road pattern Makes best use of high profile sites with highway exposure for Industrial and Heavy Steel Manufacturing, Conversion, and Industrial Services Locates Light Steel Fabrication and Construction uses on the periphery of the area, with easy access to road networks, but away from high profile areas Locates Central Commercial Node next to one of the main accesses to the area, providing opportunities for creating a gateway, high levels of urban design and streetscaping, and locating landmark buildings as welcoming features Minimizes environmental issues with a layout that provides opportunities for reducing solar exposure along the main/longer building façades and thus reducing cooling needs Provides for an efficient and appropriate connectivity with high capacity directional ramps on TS-6 and direct ramps to/from Abu Hadriyah and TS-4 with ability to accommodate trip generation for mid-level development potential Direct ramps provide significant capacity benefits as access to/from all directions Complies with proposed security zone as it does not include direct access to T-308. Notwithstanding Alternative 5’s many advantages, the preferred concept has limited potential to connect to T-308 and T-317 due to the location of the Security Fence north of T This limitation does not provide an ideal level of connectivity between J2 and the Stage 4 lands and may impact the marketability of some lands.
