Development Dates Construction started - May 2000. Completed in July 2003 Development Partners Funded by The Peabody Trust and designed by Bill Dunster Architects at “the ZEDfactory” in consultation with the BioRegional Development Group Social Virtues Enables residents to live a sustainable life without having to compromise their current lifestyles Offering a variety of houses to suit families of all sizes and all incomes Reduces the need for lengthy travel by providing shops, nurseries and workspaces within the development Discouraging private car ownership by establishing a community car club and making the area more friendly for pedestrians and cyclists Helps reduce traffic entering BedZED by arranging a single regular delivery schedule Sustainable Economics - Recycling & Reclaiming - Scale technology: allowing the use of regional resources, reduces transport whilst boosting local economy - Fair Trade: moving away from damaging low-value commodities to higher value, environmentally sound products. - Increasing the awareness & importance of economics within the evolution of eco-villages - Buildings constructed from ‘thermally massive materials’ - Passive Solar Gain Construction Materials - 15% (3,404 tonnes) of the construction materials reclaimed or recycled. - 52% of the construction materials were sourced from within a 35 mile radius - Choosing timber over uPVC window frames saved nearly 800 tonnes of CO 2 emissions, some 12.5% of the total embodied CO 2 for the scheme. the Possibilities… “Within 10 years every new home will be a zero carbon home, and we will be the first country to make this commitment” Gordon Brown, Prime Minister TABLE 1 Monitored reduction Target Reduction Space heating88% (73%)90% Hot water57% (44%)33% Electricity25%33% Mains water50%33% FF car mileage65%50% DEVELOPER Added build costs£521,208 Potential added revenue£668,000 OCCUPANTS Reduced bills£3,847/yr Added valueQualitative THE PLANET CO2 savings147.1 tonnes/yr Water savings1,025m3/yr What is an eco-village? “An eco-village is a human-scale full-featured settlement in which human activities are harmlessly integrated into the natural world in a way that is supportive of healthy human development, and can be successfully continued into the indefinite future.” Robert Gilman, 1991 These figures include: 100% renewable electricity supply, 100% waste water recycling and a full green transport plan. TECHNOLOGICAL SOLUTIONS Beddington Zero Energy Development (BedZED) Beddington Zero Energy Development (BedZED) the UK's first and largest carbon-neutral eco-village, constructed on a brownfield site in Sutton, a residential town south east of London.
