Affordable Sustainable Housing Dennis Wilde

Gerding Edlen Development Provides vast range of development & post-development services to diverse clients Our stated goal is to produce Living Buildings (buildings that produce more energy than they consume, consume more waste than they produce) – all while reducing their environmental footprint One of the nation’s top developers with 33 LEED certified projects approved or in application – OHSU largest medical research building Platinum – Casey First Residential Platinum – Armory first building on the national registry of historic buildings to achieve Platinum

The Morrison & The Civic Through a successful public/private partnership we were able to create affordable for-rent housing for the Housing Authority of Portland (HAP). The Morrison includes a 5-story, 140-unit, low-income, mid-rise apartment complex Both the condominium units and the apartments will sit atop approximately 40,000 square feet of ground level retail space, approximately 4,000 square feet of mezzanine retail space and a 400-stall underground parking garage Also on the site is the Civic, a 16-story, mixed-use development along this energetic cross-section of urban culture near downtown Anticipating LEED Silver certification

1700 Affordable for sale units average 620 sq ft Luxury structure, systems, and enclosure Establish value based price point without sacrificing design or sustainability Fossil fuel free building with visible sustainable features to help educate buyers A less than 1:1 parking ratio and flexible stall purchase options reduces initial cost as incentive to utilize nearby public transit 260,000 sq. ft. 16-story condominium tower and ground level retail Project Cost - $100 Million Completion Aug 2009 Anticipating LEED Gold certification

Future Project 260 Affordable Family Units 2, 3, or 4 bedroom units available Elementary school and daycare will be located in the building and available for tenants to use 30% of median income level Attempting to meet the Living Building Challenge Net Zero Energy No waste leaves the site Reuse of all water on site
