Unit 17 Building Regulations Assessment Number 2 T his assignment is intended to further develop your understanding of the Building Regulations and the application of the regulations in mixed use, low rise domestic and commercial construction. Scenario : You have been employed as a construction consultant to manage the refurbishment and part new build project of mixed use project on behalf of your client, a Property speculator. The Ground and 1 st floors are to be given over to office / retail space with the 2 nd floor given over to residential accommodation in the form of flats. Part of the refurbishment works include: Rewiring of electrical circuits, including new installations Addition of a number of bathrooms – both in the residential areas and commercial areas. Blocking up of a number of internal doorways and forming openings in structural walls. Your Client is unsure what the Building Regulations are and why they have to apply for Building Regulation approval for the proposed works to the scheme. In your capacity as Consultant on the Project, you have been asked to provide a report and presentation to your Client and his team to provide further information on the Building Regulations. Tasks; 1.Identify 6 (six) of the Building Regulations Approved Documents and provide a brief summary of each under separate headings (P3) 2. In the form of an ‘in class’ presentation of no more than 6 slides and 5 minutes duration: (ensure that you submit your slides and summary of each slide with your assignment on 1 sheet of A4 paper). i.Describe how the Building Regulations are applied in practise and how they are enforced in the event of non compliance (P4) ii.Explain the Building Regulations approval procedure process from a Client’s initial application to building control (P5) 3. Using Building Regulations ‘Approved Document A (Structure)’ (provided on Moodle), evaluate the document for simplicity, ease of use from the levels of information provided. (P6) 4. The Project Design team have requested your input to help specify the ‘Fire Compartmentation’ system and the ‘Fire Stopping’ system between the Commercial and Residential areas of the building. Your client is also unsure of the differences between ‘Fire Compartmentation’ and ‘Fire Stopping’. Explain the differences between the two and Specify, suitable systems to satisfy the requirement of the relevant Building Regulation(s). (M2)
