Subdivision Design CE 111 Design Graphics

Subdivision Drawing Drawing shows bearings of the Centerline of each roadway and the tangent distance between points. Each lot is defined using bearings and line lengths. This is an example of a “metes and bounds” survey.

Legal Description All that portion of Lot Four (4) in Block One Hundred Forty-nine (149) of the City of Germantown, as per Map thereof No. 336, filed in the office of the County Recorder of said Shelby County, November 12, 1976, described as follows: Starting at a point on the north side of the 66 feet right of way of Edgewood Drive; thence N 61° 56’ 33” E for a length of 184.24 feet; thence N 1° 16’ 55” W for a length of 715.37 feet; thence S 89° 44’ 40” W for a length of 164.51 feet; thence S 1° 16’ 55” E for a length of 801.32 feet to the point of beginning and containing 1.42 Acres, more or less.

Bearings OA = N 70° 00’ 00” E OB = S 35° 00’ 00” E OC = S 55° 00’ 00” W OD = N 30° 00’ 00” W Bearings are less than 90° and are located in one of the four quadrants: NE, NW, SW or SE.

Subdivision Regulations “Where practical, side lot lines shall be at right angles to straight street lines and radial to curved street lines. Each lot shall front on a public street or road which has a right-of-way width of not less than forty (40) feet”

Drawing Requirements: Design the lot layouts for the western half of the Hunters Hollow Subdivision. Number each lot. Show property lines for each lot. Compute the bearings, distances and area enclosed (in acres) for two distinctly different shaped lots. Note: 1 acre = 43,560 sf. Display the area using 1/8” text. Display the bearings and distances using 1/16” text. Print the drawing on “B” size (11” X 17”) paper.
