TAHOE CENTER FOR ENVIRONMENTAL SCIENCES OVERALL SUSTAINABLE DESIGN Bill Starr, UCDavis Senior Project Manager Vance Fox Photography
PROJECT HISTORY The Tahoe Environmental Research Center was founded in 2004 for the study of all environmental aspects of the Lake Tahoe watershed Tahoe Fish Hatchery (original TERC facility)
PROJECT HISTORY After studying four sites UC Davis joined with a Sierra Nevada College project already underway Fish Hatchery (Field Station) Laboratory (at SNC Campus)
PROJECT DESCRIPTION 40,000 gross square foot laboratory, classroom and office building with the following goals: State-of-the-art research and teaching environment Safe, healthy working environment Exemplary environmental performance using replicable and cost effective sustainable design strategies Environmental goals in sync with programmatic goals Delivery method: negotiated contract with GMP (guaranteed maximum price), no prevailing wage requirements Permitting: Washoe County, NV; Tahoe Regional Planning Authority

FLOOR PLANS 3rd Floor - UCD 2nd Floor - SNC 1st Floor - Shared Basement not shown
PROJECT TEAM SNC Project Manager: Jim Steinman Architect: Collaborative Design Studios, Reno, NV (formerly Lundahl & Assoc.) Mechanical & Plumbing Engineers: Rumsey Engineers, Oakland, CA Electrical Engineers: IDEAS Incorporated, Santa Clara, CA Structural: Martin and Peltyn, Las Vegas, NV LEED and Commissioning Consultant: AEC, Boulder, CO Lab Planner: RFD, San Diego, CA Civil Engineer: Gary Davis Group, Tahoe City, CA Other Supporters: Carnegie Mellon University Labs 21 General Contractor: Turner Construction Mechanical Contractor: RHP Mechanical, Reno, NV
PROCESS I can get a chiller donated. Labs 21 – That’s some sort of new fume hood I think VAV reheat would be cheaper The school next door used ground source heat pumps Can we do operable windows in a lab? What is VAV? I hate operable windows. They’re a security risk LEED doesn’t matter. LEED gold definitely.
Power Generation –Vector Cogen (donation) –Hess Microgen (donation) –Capstone Turbine –Reconditioned Capstone turbine –Cogen heat recovery connection to dormatories –Fuel Cell –Woodchip gasification Renewables –Solar Genix Power Roof –Photovoltaic Shingles –Adhesive UNISolar PV modules –Standard PV Modules –Evacuated tube solar thermal –Solar thermal panels PROCESS Sifting through technologies

CHILLED BEAMS IN LABORATORIES Section through Lab
RADIANT HEATING AND COOLING Section through Office
ENERGY SAVINGS 60% overall energy cost savings Reduced air handler unit size from 23,000 cfm to 18,000 cfm
WATER CONSERVATION AND RE-USE
BARRIERS Scoping of project - Permitting & technologies before program “The environmental permit approval doesn’t include an exhaust stack.” “Have you considered (i.e. you will use) the Solargenix system?” Accurate cost estimating on innovative systems “Why is there a chiller in the cost estimate?” “This system is not going to work and will be ripped out right after it is installed.” Local authorities and regulations “The radiation shielding needed to achieve safe levels is a single sheet of paper.” “The fume hood stacks cannot extend above the roof parapet.” Donors “Can you take this building to LEED platinum for a million dollars?” (when the Construction Drawings were at 50% CDs)
LESSONS LEARNED - Design Creating justification for and filtering options for innovative design takes extra time – best spent in SD Extra effort is required on SD and DD cost estimates Get commitment to system concept no later than the middle of DD
LESSONS LEARNED - Construction Low-energy design requires vigilance to maintain savings
