INGOING CONDITION REPORTS The condition report is issued to the tenant and forms part of the Residential Tenancy Agreement. This report is done before the tenancy commences and describes the condition of the premises. The Agent will make comments on the condition of the property and then issue a copy of the report to the tenant and a copy to the landlord. The tenant will then have 7 days to make any of their own comments and then return it to your Managing Agent. OUTGOING CONDITION REPORTS Once the tenant returns all keys and gives vacant possession of the premises, our Property Management Team will go out to the property to complete the Outgoing Condition Report. Going off the Ingoing Condition Report, the Property Managers will check the condition of the property compared to when the tenant first moved in. If there are any issues or maintenance PERIODICAL INSPECTIONS REPORTS With periodical inspections we conduct detailed inspections every three or six months depending on your requirements. The first being immediately three months after a tenant moves into the premises. With our programmed inspections and recommended routine maintenance, we ensure that your property remains well looked after. Reporting back to you

RENT COLLECTION Our system of rent collection is designed to ensure you receive the rent due to you promptly. We ensure your tenants have no excuse for late payment of rent by giving them a 24 hour automated rental payment system. They are given three options by which they can pay their rent, options being direct debit from their bank account into our trust account, St George bank card or cash in the office. ARREARS REVIEW At Elders Real Estate Rooty Hill, we review arrears daily and have a system of regular contact with tenants to ensure they pay their rent. If they fail to pay their rent after 14 days they will be served a termination notice. This notice usually brings prompt results, but if it doesn’t work, we will contact you to discuss whether to proceed with termination of the tenancy or whether to allow the tenant more time. END OF MONTH The “End of Month” procedure is completed on the last working day of month. We will send you you a statement when this is completed so that you can keep track of your income and expenditure on the property. Along with your End Of Month Statement you will receive an electronic copy of invoices that were paid on your behalf for your records and tax purposes such as : Council Rates Water Rates Strata Levies Any Maintenance or Repair issues You do however have the choice of receiving your statements and invoices in hard copy. Your End of month funds can be either transferred directly by way of EFT into your nominated account or we can post you a cheque with your statement. Mid and End of Month

As a landlord, you may try your hardest to only rent a home to trustworthy and responsible tenants, but sometimes accidents happen regardless of precautions taken to avoid them. Because of the inevitability of accidents, landlord insurance is of the utmost importance to acquire before renting out the home. Accidents, such as house fires, leaky roofs, deteriorating exteriors and so on, can affect any home at any given time. From minor to major accidents, proper landlord insurance is the only solution to ensure you don't get left with a heavy bill in a worse case scenario. Aside from purchasing insurance, landlords should always notify tenants of their own responsibilities to try to limit accidents as much as possible. Tenants have a responsibility to take good care of the home in order to prevent accidents while landlords have a responsibility to repair or replace damaged property that may have been inevitably damaged. Naturally, many people have a tendency to care slightly less about property that doesn't technically belong to them and may not put in the same effort that the owner of the property would in maintaining its appearance. This is just one more reason why landlord insurance is incredibly important to purchase. Landlord insurance on a rented home is also important from a liability perspective. If a tenant becomes injured or has his or her health compromised by the conditions of the home, this could even escalate to a lawsuit. A lawsuit could even result in the landlord shovelling out a lot of money for something that could have been avoided with proper insurance. Instead of getting tangled up in legal fees, hospital bills and other consequences of not having insurance, landlords should always bite the bullet and purchase a good insurance plan to stay covered under all circumstances.
