When the subject of a sentence has two or more nouns connected by and, use a plural verb. John and Jakes owns the house. John and Jake own the house. Rule 2
When two or more singular nouns are connected by or or nor, use a singular verb. Neither the book nor the pen is in the drawer. Neither the book nor the pen are in the drawer. Sarah or Alexis wears the dress. Sarah or Alexis wear the dress. Rule 3
When a subject contains both a singular and a plural noun joined by or or nor, the verb should agree with the subject that is closer to the verb. The cat or the dogs eat the steak. The cat or the dogs eats the steak. The kids or the babysitter clean the house. The kids or the babysitter cleans the house. Rule 4
