UH FM SUSTAINABILTY PROGRAM Common Myths About Sustainability Costs a lot of money to implement Needs separate budget Only about recycling Just not practical Facilities Management University of Houston Culture of empowerment Do pilot programs with business sense Validate sustainability ideas and savings Focus on the 3 major impact areas 1) Energy, 2) Water, and 3) Waste Management/Recycling Community Engagement 7

FINANCE AND FUNDING  Conduct a financial analysis  Projects below 2 year payback make financial sense  Actively seek grants and energy rebate programs  Reinvest money from savings into new projects 18

QUIZ Energy utilization index (EUI) will never reduce if you keep adding more buildings? O True O False 19

Energy 20

Energy 21

Energy Energy Utilization INDEX (EUI) Facility energy audits Financial analysis of proposed projects After hour equipment shut off or resets Demand control ventilation Occupancy sensors for lighting controls DDC upgrades and optimization High Efficiency lighting like LED lighting Central Plant expansion and equipment replacement including variable speed chillers and pumps Additional similar initiatives Work with our local electrical power provider to achieve year over year energy efficiency 22

QUIZ Solar panel efficiencies are more than 50%? O True O False 23

Energy Solar Energy at Central plant Total System Size: kW Modules: Commercial 240 W Installed Price / Watt: $ 5.51 Equivalent kWh Rate: $ /kWh Annual kWh Production: 21,365 kWh Financial Benefits 30 Year Total kWh Production: 586,464 kWh Percent of Usage Offset by Solar: 23 % Environmental Benefits CO2 Emissions Prevented: 1,224,215 lbs. (555,294 kg) of CO2 Equivalent Number of CO2 Absorbing Trees: 2,564 trees 100% Funding provided by Energy provider Grant 24

QUIZ Power plants are most often designed for average demand load? O True O False 25

ENERGY DEMAND RESPONSE State of Texas driven demand response programs Shed load during peak demand on the grid Energy companies compensate UH participating since 2008 In 2009 received $60,000 Investment $12,000 Payback 0.2 years 26

WATER WATER UTILIZATION INDEX 27

WATER IRRIGATION Sustainable landscape practices Drought tolerant plant suitable for the climate Recycling landscape waste Limit water wastage Irrigation run-off through over-watering Undetected leaks and breaks in the system Watering when it is not needed Water leaks treated as emergency repairs and sensors measuring ground moisture help in reducing the watering frequency. Install irrigation meters and cooling tower evaporation meters to get evaporation credits and reduce sewage water charges 28

QUIZ Moisture in the air can be added to cooling tower make up water? O True O False 29

WATER CONDENSATE RECOVERY  Traditionally, condensate water goes into the drainage system  Challenges to use this water  Distances from condensate drains to the point of reuse,  Routing through the building and  Costs to install these recovery systems. 30

WATER CONDENSATE RECOVERY At UH there is 3.5 mile underground tunnel system One 4-inch recovery pipe added to the tunnel to recover condensate water from the buildings A used tank, pump and flow meter assembly was repurposed and is now pumping clean air- conditioning condensate back into the cooling tower system at the Central Plant. 31

WATER CONDENSATE RECOVERY The return on investment is $0.12 per square foot of air-conditioned space. The payback is 0.87 years. The initial cost is approximately $6/ft. ($19.2/m) of piping length. This saves 1,225,992 gallons (4,640,884 L) of fresh water per year and equates to $11,929 per year in city water savings. 32

WATER UH2O WATER FILLING STATIONS Install pilot water filling stations Cost $2,528 per station Cost savings per year is $5,008. by not purchasing bottled water Installed 35 stations The water increase is not significant Benefits Students, faculty and staff are happy and save money Reduce plastics going into our trash and eventually ending up in landfills Projected amount of green house gas reduced in one year from 35 locations: 230 tons (208,646 kg). Additionally, 2.3 tons (2,086 kg) of plastic is not directed into the campus waste stream 33

RECYCLING UH campus-wide recycling program was initiated in October 2008 with a target annual recycle rate of 40% or greater per year by In 2012, the university recycled 25% of its total waste stream, by weight. 34

RECYCLING 35

QUIZ Trash containers can send s when full? O True O False 36

SOLID WASTE BIGBELLY © SOLAR POWERED COMPACTOR Solid waste and recycling container 2012 installed 13 pilot units 2013 installed 72 units Benefits Aesthetics Each BIGBELLY © unit replaces 5 regular trash units and 5 recycling units Unit informs via WIFI when it needs to be emptied Reduced labor and fuel cost in pickup Cost savings in labor is used to build recycling program on campus. 37

SOLID WASTE BIGBELLY © SOLAR POWERED COMPACTOR The units have a 1.8 year payback period. The labor savings will be reinvested in solidifying the recycling program into the buildings. Increased recycling will generate more recycling revenue for the University. The cost per solar unit including installation is $7,083 each. Material savings: $58 per year. Labor savings $3,767 annually. Total savings of $3,916 per year per unit. 38

CONCLUSION  “Small steps approach” to sustainability programs  Collaboration with our energy provider  Retro commissioning identifies projects that have a quick payback  Condensate recovery provides free water for HVAC needs.  Getting the stakeholder engaged and excited about sustainability is key to its success.  Staff development – Program development –Community engagement 39

WE ARE UH We Think – Therefore We Are Becoming benchmarks of Sustainability, Service and Stewardship. 40
