Rural Housing – why bother, why important for KHG ? Affordability-average rural house price substantially higher than average house prices. Support Kent’s Rural economy- 40% of the County’s businesses are based in rural areas 85% of the land in Kent and Medway is classed as rural. Maintaining and building thriving Rural communities Meeting Local Needs

How to provide 1 Build relationship with local communities at the start - Rural conference - Parish surveys - Local lead on site finding - Close contact with housing, planning, highways, Lawyers and others.

How to provide 2 Build political support - Seek broad agreement across all political groups on benefits of local needs housing - The Protocol is part of a tool kit - Consultation, consultation, consultation - Key to rural delivery is a locally adopted planning policy - Ensure policy tested and supported by public consultation

Impact of Draft NPFF Rumours that exception site policy ditched In rural areas, local planning authorities should be responsive to local circumstances and plan housing development to reflect local requirements, particularly for affordable housing…” (para 112 NPPF) What is the government saying? - Increase supply of housing - Deliver wide choice of homes - Widen opportunities for home ownership - Create sustainable communities - The Protocol remains relevant and addresses policy changes
