Going the extra mile Different Rents based on income or area Chapter 3, section 78 (3) of the act says: The regulations may, in particular, provide for the rent to be different— (a) for people with different incomes, or (b) for social housing in different areas.

Going the extra mile How long do you think it would take you to amend your processes and systems so that you could charge different rents to people on different incomes?

Going the extra mile How long do you think it would take you to amend your processes and systems so that you could charge different rents to people in different location?

Going the extra mile Where a tenant’s income has been less than £30,000 (or £40,000 in London) and their income increases to the level where they would be considered a high earner, when do you think their rent should be increased? Where the tenant's income decreases people felt the rent should drop immediately or within a month

Going the extra mile Local Authority gathers data from tenants Chapter 3, section 80 says: Rent regulations may give a local housing authority the power to require a tenant to provide information or evidence for the purpose of determining whether the local housing authority is obliged by the regulations to charge a specific level of rent and what that level is.

Going the extra mile Once the regulator has determined that you will be required to contact your tenants and has specified the type of proof of income that will be acceptable, how long do you think it would take you to gather this information for your tenants?

Going the extra mile HMRC provide data Chapter 3 section 81 says: HMRC may disclose information for the purpose of enabling a local housing authority to determine whether it is obliged by rent regulations to charge a tenant a specific level of rent and what that level is.

Going the extra mile If income information is provided by HMRC ideally how often do you think it should be provided?

Going the extra mile Payments to the Exchequer Chapter 3, section 84 says: Rent regulations may require a local housing authority to make a payment or payments to the Secretary of State in respect of any estimated increase in rental income because of the regulations.
