AN EARLY ADAPTER PPI manages 10,000 units of affordable housing in New England Embraced the role of resident services in housing over 25 years ago and supported it on the executive level Resident services makes good business sense and makes the difference in successful property management Original RSC model in HUD 202 housing focusing on the elderly— increased the RSC staff in the 1990s via HUD RSC grants; early 2000 HUD Assisted Living-like Grant to develop Supportive Living Model Expanded the RSC program to cover all sites, serving elders, persons with disabilities, and families Over $4.1 million in grant awards to-date Today 65 direct hire resident services professionals on staff With a program that has developed over the decades in response to resident needs evolving from services coordination to provision

MAKING THE LEAP TO BECOMING THE PROVIDER! In 1995 established Peabody Resident Services, Inc. A separate entity dedicated to promoting resident services Approved by MassHealth in 1995 as a GAFC provider; third-party direct billing to MassHealth (Medicaid) Daily personal care, homemaking, case management, RN well visits for eligible PPI residents Following year approval to serve residents in non-PPI sites Currently serving over 1800 clients in over 500 buildings statewide Economic by-product--created entry level certified health care job opportunities for family residents (again, resident needs as a resource)
