To Increase the commercial Ad Valorem Tax base as well as to improve commercial real estate vacancy rates and the attraction of Targeted Industries to the City of Coral Springs using very focused and targeted strategies.

FISCAL YEAR 2013 ONGOING INITIATIVES

Lead Group: EDF Staff Secondary: EDF Board, CRA, City Staff, Brokers, Local and Outside Experts.  Stabilize / Reduce Vacancy rates citywide - August 1 st -Industrial –15.2 % -Commercial / Office –42 % including Heron Bay -Retail –8.1 %  Utilization of CoStar: - Monthly Vacancy Rental Rate Reports - Available Space / Property Locator - Broward County Comparables - Building Tenant Analysis - New Move Ins

 Market Coral Springs as a business friendly city by promoting the business services offered to ensure time and money savings.  Develop professional relationships with Brokers, Organization Professionals, Financial and Capital Experts, Investors and Developers, (NAIOP, Florida Venture Capital Forum, ICSC, ULI, CoreNet Global).

 Quarterly Broker Meetings - Promote doing business in Coral Springs - Industry panel discussions - Industry Trends and Deals Done  Indentify and target existing Targeted Industries for retention and expansion. - FY 2013 Medical Health Care Focus

 Work with in the CRA area to stimulate growth opportunities focusing on all four corners and Sample Road West.  Develop vacancy rate strategies for One Charter Place and the Financial Plaza.  Assist with growth opportunities on NE, NW and SW corners.  Monitor key indicators of Coral Springs economics and demographics particularly Broward Health and Simon Properties market research.

 Suggest and arrange pre-conceptual meetings for proposed EDF projects.  Arrange pre-submittal and pre-construction meetings for all EDF Preferred Client projects and Tenant Improvements.  Monitor all EDF Client plan reviews and inspections to completion.

 Provide Business Assistance to all Start-ups, Stage Two and Stage Three companies seeking either Professional, Financial or Capital investment for company growth.  Complete 25 BRAVO visits in conjunction with the Greater Fort Lauderdale Alliance

 Broward College Alliance - Occupy and begin day classes - 3,500 students enrolled  Continue to develop and market new and existing credit and non-credit programs. - High Schools – Day program - Targeted Industry: Work force needs
