North Ponce de Leon Neighborhood Planning Staff/City’s consultant seek to gather input from –property owners –residents –Stakeholders –Planning and Zoning Board –City Commission
Goal Develop a master plan for the North Ponce Neighborhood
Area boundaries Flagler Street/Campina Court (north) Navarre Avenue (south) Douglas Road (east) Salzedo Street/LeJeune Road (west)
Why do a master plan? Stems from discussion by the Planning and Zoning Board, other City Boards and City Commission regarding redevelopment pressures in this area
Master plan will examine and provide? Create various rules and regulations that will provide for future framework for the following: –type of allowable uses –building design –streetscape improvements –pedestrian circulation –traffic –parks/recreation –historic preservation –other public improvements

Public notice provided 1,200 notices to all property owners notification to approximately 100 persons City of Coral Gables ENEWS – 8,000 recipients
Existing allowable development Comprehensive Land Use Plan which is the master plan for the future growth of the City allows the following: –6 to 8 stories of multifamily residential development –13 to 16 stories of commercial, mixed use or office development
