Unit 17 Building Regulations Assessment Number 1 T his assignment is intended to develop an understanding of the purpose of and history behind the development of Building Regulations. Scenario : You have been employed as a construction consultant to manage the refurbishment and part new build project of mixed use project on behalf of your client, a Property speculator. The Ground and 1 st floors are to be given over to office / retail space with the 2 nd floor given over to residential accommodation in the form of flats. Part of the refurbishment works include: Rewiring of electrical circuits, including new installations Addition of a number of bathrooms – both in the residential areas and commercial areas. Blocking up of a number of internal doorways and forming openings in structural walls. Your Client is unsure what the Building Regulations are and why they have to apply for Building Regulation approval for the proposed works to the scheme. In your capacity as Consultant on the Project, In the form of an illustrated written report of not less than 2500 words. Tasks; 1.Identify and fully explain the factors that have influenced the historic development of building control and explain their significance (P1) 2.Identify and describe the legislation and documents within building control, paying attention to the various building acts and various building control documentation (P2) 3.Explain and discuss the implications of applying the Building Regulations for low rise domestic and commercial construction. With reference to the refurbishment works detailed above, demonstrate your understanding of how the regulations affect the design and construction of domestic buildings, including alteration works. (M1) 4. Identify the correct Approved Documents relating to TWO of the scenarios given above and explain and justify the minimum standards required in order to satisfy Building Regulations. (D1) Nb: If anything written or illustrated is not your own work you must provide footnotes to identify the reference source/s (book, website, handout etc.) you have used.
