PURPOSE & EFFECT The Purpose of the application is to amend a portion of the subject lands from Agricultural (AG) to Agriculturally Related Commercial Exception (AGC-7). The Environmental Protection (EP), Hazard Land Overlay (FP) and the Agricultural(AG) will remain unchanged. The Effect of the application is to permit the establishment of an engine, truck and trailer repair business on a separate lot. The business is an engine, truck and trailer repair business and is proposed on a newly created lot. CRITERIA: 1. Farm-related commercial and farm-related industrial uses 2.Compatible with and shall not hinder surrounding agricultural operations 3.Directly related to farm operations in the area 4.Supports agriculture 5.Provides direct products and/or services to farm operations as a primary activity 6.Benefits from being in close proximity to farm operations

PROPOSAL – The Use OUTLINE PURPOSE AND EFFECT PROPERTY LOCATION & DESCRIPTION PROPOSAL PPS OFFICIAL PLAN ZONING SITE PLAN BUILDING ELEVATIONS PHOTOS CONCLUSION 1.Steer Enterprises Ltd. is a diesel engine, heavy truck and trailer repair centre offering in-house and mobile services. 2.Proximity to agricultural customers is critical as Steer will provide on-site service in order to minimize large equipment downtime for it’s customers – this is critical during farm crop times. 3.Customers comprise the local agricultural industry including production agriculture, agri-business, horticulture and forestry. 4.Proposed site meets the need to be convenient and safe for consumers to access with large equipment and the site is in close proximity and centrally located to the agricultural community which is one of it’s main customers.
