THE POWER OF LEVERAGE ■Leverage: using borrowed capital to increase return on investment (ROI) ■Leverage is a powerful way to earn more money, faster ■Leverage is sometimes referred to as OPM = Other People’s Money ■Example = 1 property purchased for 100k CASH =$ mo. NET cash flow ■ OR Leverage (loans) 4-5 properties for 100k = $ mo. NET cash flow ■Increase monthly cash flow and have 4-5x the potential appreciation ■If you had to use only your money, how much longer would it take to get to where you want to be financially?

THE MANY ADVANTAGES OF REAL ESTATE ■Cash Flow ■Appreciation ( you might have 20% cash down but the appreciation rate applies to 100% of the asset. Example $100k property appreciates at 2% a year = $2,000 vs. 2% of just the down payment of 20k = $400 (you generate $1600 in equity using other people’s money) ■Use of Leverage ■Tenant Paying down your mortgage month after month, year after year ■Tax Advantages of Depreciation ( You ultimately pay less taxes) ■Hedge against Inflation

BUILDING A STORNG PORTFOLIO OF INCOME PROPERTIES ■Building a portfolio of income producing properties over time is not difficult ■Think of it as a small snowball rolling down hill; initially not that impressive but as time passes, it grows bigger and bigger, faster and faster ■What could you do with THOUSANDS of dollars of Mailbox Money coming in month after month?
