Jumilhac Le Grand Watermill tp://

A fantastic historic watermill with outbuildings, river & two lakes on 50Ha land in the Dordogne. Masses of potential for self-sufficiency and/or numerous leisure & business opportunities. The property is approached across a bridge over the river which flows past the mill. The watermill stands intact covering three floors and, very unusually, retaining much or all of its original equipment. Although converted to use the more modern turbines, one of which has been restored to working order, the position of the original waterwheel is still evident and a wheel could potentially be reinstalled. Outside is the mill-race, two lakes, a spring and the river, which flows through the property.

Buildings The larger of the two houses is attached to the mill on one side and to the barn and a hangar on the other. The second house stands at right-angles to the other buildings, forming a large, sunny courtyard which offers plenty of parking and turning space, and leads to the 2 storey garage/workshop. The garage has water & electric connected (single & 3 phase) and a large hangar behind. A traditional barn with bread oven completes the courtyard ensemble, and there are further hangar-style outbuildings at the rear of the house.

Larger House The larger house was built 1924 and is entered via the double front doors, into the entrance hall with original tiled floor. To the left is the formal dining room or lounge with fireplace, the surround of which is believed to have come from the nearby chateau. Also off this hallway are the downstairs bathroom/WC, the utility room & a door to the boiler room, housing the central heating boiler which can run on wood or oil, and the electrically heated hot water cylinder. To the right is the kitchen/dining room, dual aspect, with wooden floor, wood burning stove in large fireplace and fitted kitchen overlooking the rear of the house. A door leads from this room into the ground floor of the mill from where there is access to the front courtyard and beyond.

The staircase from the entrance hall leads to the first floor landing/hallway, an L-shaped space with room for a study or quiet area. Off this hallway is a very large lounge, three double bedrooms & a bathroom. The lounge is double aspect and has French doors to the rear terrace which overlooks the lake. Leading off this room is a study, and an internal door to the mill. Bedrooms 1 & 2 have fireplaces with surrounds believed to have come from the chateau. Bedroom three has a large walk-in wardrobe with shelves all round. The bathroom has a shower cubicle, double vanity unit & WC A staircase from this floor leads to the second floor landing, a very large L-shaped space, double aspect. There is plenty of space for a sofa-bed etc in the private area furthest from the stairs.

Off this landing are two double bedrooms, each with views of the lake and a bathroom with shower cubicle, double vanity unit & WC. The hot water for this bathroom is provided by a separate hot water cylinder for added economy. The second house was the original miller’s house. It is single-storey, with a wide entrance hall, with storage cupboards lining one side. Double doors lead into the lounge with wood burning stove in fireplace, and a door from here leads to the fitted kitchen with built in hob & eye-level oven and space for table & chairs. Off the kitchen is a pantry with plumbing for washing machine etc. An inner hallway leads to the two double bedrooms and the bathroom with bath, walk-in shower, vanity unit & WC. A third room is in the process of being renovated to provide a third bedroom. There is also a hatch with loft-ladder to the attic which may be partially convertible if required.

Flour Mill & Gardens The treasure: a flourmill is in the central building, between the main house and the second gîte. It’s a high four-storey construction with all the mechanism and wooden equipment that work perfectly. It represents a very treasured testimony of the Industrial Revolution as it is the only intact mill in the Val de Sèvre. The rooms are convertible into a very original habitable space or into a museum. The mill can be used to produce electricity. The garden: a green haven with wild nature on the river banks, bamboo forests, flowers and listed plane trees and sequoias in the park. The property can’t be overlooked as there is no building land around

Location Jumilhac Le Grand is within walking distance and has all daily requirements including primary school, doctor, dentist, bank, baker, butcher, convenience store, hairdresser & a choice of bars. Limoges and its airport is only 55km away and Perigueux, the administrative capital of the Perigord Vert, is approximately the same distance away, both having large retail parks with many shops and outlets.
