Leisure Farm Residents Committee Meeting Minutes Committee of 2016 - 17: Meeting 4 17th September 2016 11:00am

Mulpha Restructure As previously reported the new COO of Mulpha is Winson Chow Mr. Chow is based Primarily in Hong Kong Regular visits in person to Leisure Farm promised Robert Marek reports directly to Mr. Chow Mulpha’s main business in Malaysia is Leisure Farm More core positions within Mulpha being moved to Leisure Farm A new sales office is being established in Republic Plaza, Singapore

Bale Club Upgrade The upgrade will take place in 3 phases with service to be maintained for residents and guests but with limited menu during this period. Phase 1 is currently in tender phase with work anticipated to start soon and to finish by mid December. Works include; Additional playground equipment by same manufacturer as current equipment, Playpoint Upgrade to the ‘hut’ otherwise known as arts and crafts building BBQ area covered by sails to provide shade Current pool bar to be repurposed by decking over the top Multi-purpose hall/Meeting room will new floors, ceiling and wall coverings Changing rooms by pool area Upgrade to existing retail shop

Bale Club Upgrade (cont.) Phase 2 – Commencement after Chinese New Year Kitchen upgrade Restaurant redesign Toilets This is the period that the limited service and menu will be in place. Completion expected by April. Phase 3 - Expected completion July 2017 Bar area upgrade New infinity pool Decking to link all areas better

Stables Gallop Stables have been given 3 months notice. New operator due to commence 1st January 2017. As part of Leisure Farm investment programme the stables will be renovated Reduction in number of stall to approx 45 Vet Clinic for general pet treatment as well as the horses Dog kennels for boarding of residents animals Pet Shop for everyday needs Laundry pick up point. Laundry to be transported off site and returned Arts and crafts centre providing classes for drawing/painting, pottery etc

Leisure Farm Residents Web and App Robert Marek reports that work is underway on a residents web site and smart phone app. Features to include; Personal information updates Billing and payment of maintenance fees Booking system for Pilates, tennis courts, taxi service Newsletters Reporting of maintenance issues

Landscaping New trees to be planted Replacement of old and dying trees New trees to improve environment generally Guidance given to landscapers to help roots grow in such a way to prevent root damage to current infrastructure Guidance given for tree pruning to maintain natural appearance and balance

Third Entrance New project manager overseeing the ongoing issues raised Continuation of meetings with MPJBT Idea of petition by residents raised. Concerns over possibly hindering the work done by Leisure Farm. If it’s to go ahead, Robert Marek offered Leisure Farm legal team to draft petition for residents to sign. Jason Fox shared drone footage of area between the end of Jalan Peranginan and proposed 3rd Entrance. This shall be uploaded to Facebook Committee page soon.

New Highway Trees and shrubs already planted to provide barrier to highway Trees and shrubs chosen for noise attenuating and to stop glare from vehicle headlights. Singapore authorities provided advice on specific species to plant Sunway and the government have been approached to provide another physical noise barrier

Mobile Phone Connectivity Current locations chosen to give optimum coverage Not yet operational. Stuart Wood had been told by his operator that it would be operational by the end of the month Not all carriers have taken space on the mast. Cellcom hasn’t at this stage Method of construction used primarily in Malaysia is a very strong barrier to radio signals. Similar to Faraday Cage.

Registration of Committee Chairman provided information on process involved in registration with Malaysian authorities Meeting planned to agree constitution and charter Suggestion made that each precinct have its own sub committee. Considered over complicated at this stage As positions on committee are registered with Malaysian government consider increasing committee tenure to 2 years after next election. Also provides continuity of work on committee

Other Matters Raised By Email Pedestrian gates have keys that are available from customer service. Application must be made by owners on behalf of tenants. Bayou Water Village security guards appear to lack continuity. Robert Marek to investigate. Maintenance fee non payment still being followed up. Defecit has been reduced greatly. Still some work to be done. Taxi service pricing was suggested to receive review. Currently more expensive than private service as used by many residents. More competitive pricing will encourage its use

Looking Ahead Subsidised bus to Marlborough College. Talks on going but expect 50% discount Football Tournament – September 25th Mid Autumn Festival – September 25th Cycling event – October 2nd Marlborough College Networking event to publicise Leisure Farm Scholarship at MCM – October 15th Town Hall Meeting to be scheduled with new management in attendance
