Lighting systems that adjust depending on the amount of outside light available (light harvesting), or turn on & off lights in portions of the building when occupants arrive & leave (using either occupancy sensors or via a tie to the access control system).. Differential pressure sensors that signal the Maintenance Department when air filters need to be changed. Temperature sensors on servers report to Computer Room A/C units. High value assets that notify Security and activate camera recording when they leave a designated boundary.

What are the beams that build IoT ? Sensors + Connectivity Broadband + Analytic Software Building Automation System / Energy Management System A common communication protocol (BACnet) Intelligent Controllers + Smart utility meters Network Security / a good relationship with IT support BACnet was adopted via ASHRAE Standard 135 in 1995. Now there are over 850 manufacturers of building components that have BACnet ID #s.

Ramp-down, and turn off systems when occupants leave. Maintenance staff can be directed to the most important tasks and their efforts more proactive. #1 reason tenants do not renew leases is becz of environmental comfort. IoT can included additional temp or air flow sensors and provide Facilities staff better info.

Beacon Technology Data can be gathered at any complex (airport, mall, or medical center) for use by the occupants, merchants, law enforcement, or owners. Like GPS on steroids. Store information, with links to ads, so people can find precisely where the best bargains are, and direct them how to most effectively locate their vehicle once done. Data about shopper traffic patterns can help mall owners justify lease rates. Beacon technology can assist in fire or other emergency responses.

More Immediate Applications Dedicated tablets, or smart cameras - use in place of a receptionist: allow customers or guests to sign-in, automatically summon someone, or permit staff to enter work requests Wifi speakers - to provide ambient music; overhead paging; or serve as an extension to a phone intercom Converged technology (one system communicating with another) - for example known times of peak demand can be programmed into the energy management system in order to control various systems to avoid expensive electrical surcharges Once your employees or tenants understand more about the building automation and automated capabilities, they can be surveyed to get more ideas to improve building efficiency and utility cost savings can be passed along.
