What is Offsite? Manufacture and assembly before installation Level 0 – Materials Level 1 - Component Sub-assembly Level 2 - Non-volumetric pre-assembly Level 3 – Volumetric pre-assembly Level 4 – Modular Building Different levels Pre-assembly is not new - accepted practice for structural frames, cladding panels and ductwork. Volumetric units create usable space, are finished internally and are installed within and onto an independent structural frame, e.g. toilet pods?, plant rooms, lift shafts. Modular building - volumetric units where each unit forms the structures fabric of the building, e.g. hotels, prison blocks, McDonalds.
