SAFMA CAPE TOWN REGIONAL CONFERENCE SEPTEMBER 2017

WHAT WE DO?

WE ARE A MEMBER ORGANISATION THAT WORKS TO INSPIRE A BUILT ENVIRONMENT IN WHICH PEOPLE AND PLANET THRIVE.

WHAT WE DO 1. 2. 3. WE ADVOCATE WE TRAIN WE CERTIFY

12% 40% 40% WHY GREEN BUILDINGS ? end-use energy consumption fresh water consumption solid waste generation

How to compare buildings? CERTIFICATION How green is green? How to compare buildings? Who says it’s green?

THE VALUE OF CERTIFICATION Third party independent verification of green building credentials Marketing opportunity Market differentiation Demonstrating leadership to customers, shareholders, tenants and employees Aligning business practices and design to a set of best practice green building standards for the organisation

Certifications in SA To date: 296

IMPACT OF 200 GREEN BUILDINGS: SEPT’16 Number of certifications: (Green Star, Edge, EWP) 300 Certifications Total m2 certified: 4.3 million m2 This equates to approximately:                        600 rugby fields of space certified   430 million kWh/annum will be saved 500 million kgCO2/annum will be saved 30 000 households worth of annual energy will be saved               130 000 cars off the roads every year in terms of kgCO2 equivalent 400 million Litres of potable drinking water will be saved annually                550 000 550 000 people’s daily drinking water needs every year

ENERGY WATER PERFORMANCE TOOL GLA WATER & ELECTRICITY DATA FOR 12 MONTHS VACANCY OCCUPANCY HOURS NUMBER OF PEOPLE IN THE BUILDING NUMBER OF COMPUTERS WHERE THE BUILDING IS LOCATED IN SA OFFICE buildings only Separate certificate to EBP Independent of EBP Rating

OTHER CREDITS IMPACT ON WATER MANAGEMENT: MAN-4: Green Cleaning Performance MAN-6: Ongoing Monitoring and Metering To recognize operational practices which facilitate effective ongoing monitoring and metering of water and energy consumption. MAN-7: Learning Resources To encourage and recognise initiatives undertaken to facilitate sustainability awareness and education amongst building occupants and visitors. LAND USE & ECOLOGY: ECO-1: Grounds-Keeping Practices To encourage environmentally sensitive maintenance and landscaping management practices for landscapes, hard surfaces and building exterior that reduce the environmental impact and improve ecological value and services. EMISSIONS: EMI-3: Storm Water Ensure that on average for the 12 Month Performance Period, the building has had an occupancy of more than 70% (less than 30% vacancy). Only whole buildings can be certified, not single tenancies within a building.

ENERGY WATER PERFORMANCE TOOL WAT-1: Potable Water AIM OF CREDIT: To recognise efficient potable water use associated with building operations thus reducing the burden on potable water supply and wastewater systems. A total of 12 points may be awarded for percentage improvements in water efficiency compared to benchmarks or historical performance. In addition to points achieved above, where the full 12 points are not achieved: A further 1 point is awarded where there is proven water saving during 6 consecutive months of the performance period compared to same period in the previous year. A further 1 point is awarded where this water saving exceeds 10%.

PROJECTS & PORTFOLIOS HAVE IMPLIMENTED SAVINGS General – hotline for Portfolios for water leak hotline etc. Window cleaning cancelled until further notice (or using greywater where possible) Common area ablutions & kitchens replace washers on faulty taps flow reduction & tap aerators exclude flushing when cleaning as uses up to 8l waterless urinals (fraught with challenges = crystalizes in pipes = blockages = more water to flush plumbing line clear. Odour issues. Hygiene challenges) elimination of larger dual flush of toilets reduce tap flow rate – Pressure Management

PROJECTS & PORTFOLIOS HAVE IMPLIMENTED SAVINGS Air-conditioning Chiller plant to be disconnected on ‘Waterless Wednesday’ & only fresh supply fans functional Investigate chilled water plant systems to air-plant systems Harvest waste water from chiller to be used in ablutions Fire sprinklers Increase intervals between mains testing Irrigation Systems are disconnected unless reclaimed ground water

PROJECTS & PORTFOLIOS HAVE IMPLIMENTED SAVINGS Tenanted areas Encouraged to install water efficient equipment especially with canteens. Training for tenants and learning resources/correspondence. Alternative water sources Water storage tanks: rainwater harvesting from rooftops/gutters to use in ablutions. (building-type specific) Boreholes/well points: Dependent on quality, ablutions or gardens. Pressure Regulating Value audits Water Use audits

PROJECTS & PORTFOLIOS HAVE IMPLIMENTED SAVINGS Water Smart Metering Growthpoint

PROJECTS & PORTFOLIOS HAVE IMPLIMENTED SAVINGS Leak detection Company to review intake from council & consequential loss at properties. These usage audit and then problems rectified. GreenCape: SA loses 37% of its water supply though leaks.

DESIGN & AS-BUILT INTERIOR EXISTING BUILDINGS PROJECTS & PORTFOLIOS HAVE IMPLIMENTED SAVINGS DESIGN & AS-BUILT INTERIOR EXISTING BUILDINGS GROWTHPOINT Water Savings The following figures illustrates the water savings achieved through interventions. 252.725 Million litres of water saved This equates to 101 Olympic Swimming pools Or 6739 Households *Savings are calculated as the difference in consumption for similar months. Eg: for June 2017.
