Sell as is with no change of use (CoU) & new owner redevelops White Horse Inn: Options? 4. Obtain CoU & redevelop core site then sell or lease for maximum return 4.1 Renovate WHI as a dwelling. Develops core site as dwellings. Sell or lease for maximum return. 5. Obtain CoU & redevelop core site & paddock then sell or lease for maximum return Key: 6.1 Renovates WHI & attempts to lease as a pub. Develops core site with dwellings & leases. Preferred 6. Does not obtain CoU - redevelop core site then sell or lease for maximum return Sub-Optimal 6.2 Renovates WHI & attempts to lease as a pub. Develops core site & paddock with dwellings & leases. Avoid BE = Burghley Estates MPC = Morcott Parish Council CoU = Change of Use
