Building & Architecture Report Annual PPV Meeting-March 29, 2016 Committee Members: George VanLent Wes Kunze Cheryl Hughes Tim Tarry Dave Mumau Alan Litsky-New Jan Miner-Chairman

OVERVIEW Architectural Approval Requests Building Painting Street and Curb Repairs Clubhouse Sidewalk Repairs Entry Lights No Parking Signs Update Misc. Other Repairs Completed

Architectural Approval Requests Various requests for approval included: Patio Extensions Front and Rear Door Screens Pergola Installations Staining-Rear Steps and Hand Railing Front Step Hand Rail Installation Satellite Dish Installation

Building Painting and Staining Haas Painting completed Five Buildings in 2015. Additional touch-up work was also completed with board approval. Resident comments were Very favorable, with regards to the quality of work performed and personnel involved.

Street And Curb Repairs Street and Curb repairs were done by Decker Construction at various location through out PPV @ Webb cost. More work is to be done summer, on th.e streets

Clubhouse Smoke Alarms-Passed Inspection. Emergency Exit Lights/Signs-Passed Inspection. Fire Extinguishers-Two needed to be replaced due to being out of date. It was cheaper to replace them vs. having them updated. The Fire Inspector stated that we “passed with flying colors”.

Sidewalk Repairs Four sidewalk areas were replaced due to raised edges. The work was completed by DelGRECO Concrete.

Entry Lights and Postlights

No Parking Signs Update A meeting was held with the Fire Chief and the Fire Inspector to review the No Parking signs. The Fire Chief stated that there should be “No Parking on the fire hydrant side of the streets”. A map was sent to all residents as a reminder.

Misc. Other Repairs Completed Sump Pump Exit Piping Repaired (2) Gutters Leaking Repaired(2) Downspout separations Repaired (17) Roof Leaks Repaired Stucco Repairs ( Several) A willow tree was removed due to potential future foundation damage @ 311 TPC
