Will’s Trace Subdivision Piljin Kim Neighborhood Survey

Quick Facts First developed in 2005 in first of four phases with final phase ending on 2013 Total of 119 single family home lots with mixed architecture styles Located in SW corner of City of Champaign on the edge of 1 mi. x 1 mi. block of single family home subdivisions of middle income and high income families with a 40 acre park and a private K-8 school. The subdivision is built around fragmented parallel grid with an access to several arterial roads.

Subdivision Characteristics Geography Located in the SW corner of City of Champaign, bordered by Rising Rd., Emmas Way, Max Run Dr., and Stonebridge Dr. Situated next to 40 acre park, a county road, other residential subdivision, and a agricultural plot. Total of 119 single family homes with an artificial late in the middle.

Development Developed in four phases in 2005, 2007, 2012, and 2013 Developed with access to Porter Family Park which contains playground, lake, 0.6 mi. walking/bike path, and restored prairie. An artificial lake is situated in the middle of 24 homes without general access. Developed as an annexation to the city limit with access to city services such as water, sewer, and snow removal. Subdivision has one direct access to one major road, Rising Rd. to the west with collector street access to 2 more county roads. Still a fairly new development with few mature trees in the neighborhood.

Streets/Traffic Easy access to 4 major thoroughfares through 2 main collector streets. 5-15 minute access to the rest of the city. The subdivision is built with fragmented parallel street grid with neighboring subdivisions using mix of warped parallel and loops and lollipops grid, resulting in primarily local traffic only street use and light vehicular movement. The streets are maintained by the city and are in excellent repair. Collector streets in the neighborhood Access to a county road

Homes All single family homes in lots of 9000-15000 sq. ft. sizes Primarily prices for upper middle class families with prices raging from $300,000 to $450,000 Homes are primarily built in traditional American style in 2 story configuration. There are variations in floor plans and façade choices. All homes have 2 or 3 car attached garages with minimal front porches but with large back porches. Middles group of 24 homes surround an artificial lake with a fountain. All homes have minimum 25 ft front yard and 15 ft back yard per covenant. All homes have minimum 1700 sq. ft. floor space for single story homes or 2100 sq. ft. for 2 story homes per covenant

Pedestrian access to park path Homes (contd.) Continuing sidewalks on both sides of the street. Sidewalks connects to a walking path in a adjacent park with a common unpaved path separating the subdivision and the park. All homes have driveway access to the streets. Residents Largely homogeneous group of families, upper middle income, middle aged, and Caucasian majority. Fairly diverse mix of ethnicities, reflecting the city makeup. Fair bit of pedestrian/bike traffic though mostly for leisure. Residents tend to like easy access to park and safe environment for walking and low criminal activity. The subdivision being on the edge of city limits without walking distance access to commercial district tend to be the main complaint.

Features around subdivision Businesses and school Two commercial districts are about 2.5 mi. away each. Highly limited walking option for residents for shopping. One commercial district contains mostly chain stores while other caters to mostly locally owned businesses of small to medium sizes. The commercial districts offer good variety of businesses, including grocery,, restaurants, pet, banking and others, but trips to main shopping districts are often necessary for better selections. 10 minute access to the city center by car Commute oriented bus service into the neighborhood (runs only during the morning and afternoon) One K-8 private school within a walking distance, located approximately a mile away. School bus service operates in the area. One private high school is planned less than a mile away. The opening date is not yet determined. The subdivision is largely surrounded by other residential districts within 2 mile radius.

Parks The subdivision is situated adjacent to a large park and near another park for use by dogs, along with a small park with a playground on the collector street. The larger park is connected to the subdivision with walking path The park is largely consisted of restored prairie that is actively managed through prescribed burns and pest/invasive species removal. Other Features The subdivision borders continuous agricultural plots to the west and also south beyond the park and waste treatment plant. An interstate access is 2.5 miles away and state highway access 1.5 miles away. Fairly sparsely populated area with light vehicular traffics on the main arterial roads outside of commute hours. The county roads surrounding the subdivision are also regularly used by bikes and pedestrian traffic.
