Berkeley Education Center – Phase 1 Stabilization Project Estimated Stabilization Budget: $2,084,800.00 Estimated Completion Date: August 2017 Building Study Determinations: Existing structural elements do not meet life-safety code distribution criteria. Existing stairwells do not meet the required fire separation rating. Exterior walls need mortar repointing & full cleaning. Existing interior masonry walls require vapor barrier treatment for moisture control. New sprinkler system installation required to meet building code occupancy requirements. New fire alarm system installation required to interface with new sprinkler system. All spaces including entry/exits and restrooms require upgrades to meet ANSI 117.1 requirements. Front Entry

Berkeley Education Center – Phase 1 Stabilization Project Architect’s Recommendation is to move forward with stabilization to prevent continued deterioration of the building by the following: Demo existing site utilities and re-route new site utilities including water for fire service Demo unusable rear additions Selective demolition of interior to fully expose structure Salvage and restore any significant interior materials Masonry restoration Roofing replacement Window replacement Fire protection line and riser Minimal temporary power Site surveys, hazardous surveys and abatement design Intent is not to occupy the building, but to stabilize the building Women’s Restroom Window condition Staff Toilet 1st Floor Corridor
