Another RC was lodged with council for 11 units on 1/2 site of 1,126sqm on 5 May 2017 No knowledge of the new design or the RC application was given to the neighbours or community Double the density and increased  an additional  storey across three apartment buildings

Potentially four rental blocks Affecting the social, environmental and cultural balance Currently two rental blocks in Tahapa Crescent and Koa Street with two more to come. All four are within 100 meters

Impacts Infringes in a number of areas which we consider to be more than “minor” The design needs to be referred by council to the urban design panel for review Significant social impact on the community especially elderly neighbours The design is out of character with the area and reminiscent from the 1950's/60's Already two large rental accommodations within 100 metres Land is not fit for the purpose of low cost budget housing Minimum building code is not suitable No mixed ownership to allow for first/second home buyers We anticipate due to poor design a deterioration of the property and streetscape within a few years Poor design will affect the tenants quality of living, especially the open staircase and walkways This is the land and showpiece of the people of Orakei, we deserve to have a design that the community respect. It is the boards role and our role as guardians to protect and make sure that the community does not lose that right.

If we get it wrong here, we get it wrong for good.
