Calvin Giordano & Associates – Who We Are We began in 1937 as a small, two-person surveying firm called M.E. Berry & Associates in Hollywood, Florida. Known today as Calvin, Giordano & Associates (CGA). CGA has grown to employ over 300 employees in every discipline government needs to successfully operate with a strong emphasis in land use planning, community design, and land development regulations.

The Opportunity Establish a new or revised Town Zoning Code consistent with the Comprehensive Plan. Streamline processes, update all zoning districts, incorporate strong graphic illustrations and to develop a document that is easier to read and interpret all while maintaining the economic vitality and the quality of life in the Town and improving the sustainability. Protect the unique character and integrity of the Town’s built environment, preserve open space and environmental resources, and enable the redevelopment of aging properties.

Relevant Experience – Similar Projects Cape Coral, Florida – Land Development Regulations Update Developing a strategy to convert existing single-family dwellings into a viable commercial usage. Updating of all zoning districts to be current with today’s development practices and types of development. Creating a new “mixed use town center” type of zoning district. Creating a new “business park” type zoning district. Creating an alternative zoning district for the Commercial Activity Center (CAC) land use. Developing a strategy for lot and parcel consolidation for the existing small, platted residential lots adjacent to four and six lane roads. Developing a strategy for setbacks on waterfront parcels. Modifying of the existing subdivision process to create a more streamlined process. Consolidation of existing zoning districts.

Relevant Experience – Similar Projects Surfside, Florida – Land Development and Zoning Code Provision of review of land development plan services. Attendance at all Town and necessary inter-local government meetings. Review and processing of commercial and residential development projects. Review and processing of all specialized planning functions Preparation of all necessary staff reports. Working closely with Town administration, Code Compliance and Building Departments to provide seamless, efficient services to the community. Preparation of Town’s EAR-based Amendments.

Relevant Experience – Similar Projects Weston, Florida – Land Development Planning Services Rewriting of the entire Land Development Code in 2010 Original code of ordinance was Broward County Code since incorporation in 1996. Over the years, the code had been repealed, amended and recreated to meet the changing needs of the city Rearranged in a manner that logically followed steps one would take to go through development process. Preparation of regulations to reflect the City’s green practices, including electric vehicle charging stations and bicycle parking facilities.

Relevant Experience – Similar Projects Key West, Florida – Land Development Regulations Rewrite Complete rewriting of the City’s Land Development Regulations Designed to support sustainable community and neighborhood growth. Foundation of the code rewrite derived from input via intensive public outreach, community workshops and staff input. New standards, programs and processes focused on Complete Streets, Parking, Transportation Demand Management, Affordable Workforce Housing, Signage, Landscape, Urban Design, Green Building, Adaptation Planning and Disaster Planning. Practical Difficulty Variance Procedure Transfer of Development Rights & Adaptation Planning Floating Zone and/or Special Purpose Districts

Relevant Experience – Similar Projects Venice, Florida – On-Going Professional Land Use Planning Services Review of the Commercial General (CG), Commercial Intensive (CI) and Industrial and Light Warehouse (ILW) zoning districts Examination of relevant categories of the Land Use Element of the Comprehensive Plan to identify inconsistencies Reorganization, formatting of zoning typologies to assist in the administration of the Code Establishment of zoning district template as a basis for the reorganization of other zoning districts Identify any follow-up measures that are recommended to be undertaken with the current update of the Comprehensive Plan
