Northville Colony Estates 3,4,5 Justification for a Dues Increase in 2018

Where We Are Now One of the lowest HOA fees in Northville Very nominal increase in the last 20 years $65 in 1998 $100 in 2015 It is becoming difficult to be happy on a small budget 

Where We Are Now Work in the Commons: Lawn Cuttings: Fertilizing: Dead trees and stump removal New plantings Lawn Cuttings: We are at a less than ideal 16 cuts for the whole year We want this to be at 24 cuts Fertilizing: We don’t right now This will help with creating healthy greenery

Where We Are Now Detention Basin: Islands: We need to avoid stagnant water Regularly dredging, more plantings and rock fluffing is recommended Islands: Many of our plantings are close to 30 years old Need an ISLANDS PROJECT Need regular maintenance to keep them spruced up

What We Want To Do - Proposal Increase in Annual Spend in 4 Line Items Grounds From $8,500 To $12,000 Islands From $3,000 To $6,000 Detention Basin From $1,795 To $5,000 Lawn Cuts From $9,600 To $14,400

What We Want To Do - Proposal We have 317 households Generate $14,505 in annual Income Equates to $45.75 per household

Change in ByLaws Article X -- Dues Current wording The dues for membership in the Association shall be assessed against Northville Colony Estates Subdivision Number 3, 4, and 5 owners at the rate of One Hundred ($100.00) Dollars per year per lot. Dues shall be billed by January 15, and payable annually prior to February 15. Such dues shall constitute active membership for that year and shall be deemed the annual assessment as referred to in the Building and Use Restrictions. Payments received after March 1, are considered late and a $25.00 penalty will be assessed. Such assessment will be part of the annual assessment as referred to in the Building and Use Restrictions.
