KNOWING A REAL ESTATE LEASING AGENT AND SALES BROKER The need for marketers and middlemen to lease properties birthed RELAs and RESBs. Work together in order to help the process of selling and buying properties. Mainly located in urban area and fast developing communities Purchase and sell REDs in any suitable area.

LEASING AGENTS Leasing Agents essentially rent buildings to tenants. They act as middle men and help bring developer, landlord or homeowner together with a lessee in order to strike a deal.

ROLE IN THE DEVELOPMENT PROCESS Advertise in the media for tenants. Access and screen prospective buyers. Carry out inspection. Draw up the papers for the lease. Perform other duties assigned.

TRAINING No specified level of Education is needed. However, must have a background in; Legalities and laws of the land. Rules of the trade. Fundamentals in finance. Effective communication skills. Marketing

HOW IS A SALES BROKER? A Sales Broker is a representative of client in the purchase or sale of a real estate property.

ROLES IN THE DEV’T PROCESS Obtaining listing-agreements of real estate properties and Showing listed properties to clients. Estimate property values for their clients/customers. Determine which neighborhoods will best fit the needs and budgets of their clients. Act as intermediaries to negotiate prices and value of properties for their customers.

ROLES IN THE DEV’T PROCESS cont. Communicate with bankers and mortgage officers to help their customers/clients obtain financing opportunities. Arrange for title searches to verify ownership of properties being listed on the real estate market. Arrange for meetings between buyers and sellers during which they agree to the details of the transactions; and also make sure that all the specified terms of the contract are met by both parties.

REQUIRED QUALIFICATION 18 years and older Completed high school education Obtain an operating license: Take a more comprehensive examination At least 30 to 90 hours classroom instructions (State regulated) Bachelors degree or 1 to 3 years working experience Renew license every other year. (iterate exams)

CHALLENGES OF A SALES BROKER In addition to that of a Leasing Agent: Having to work long hours and during weekends. The need to satisfy customers/clients with real estate needs no matter the properties that may be on sale
