HOA Annual Meeting December 6, 2016 Snow removal guidelines: Snow removal will be done when the depth is 2.5 inches. Fisk will not completely clean the Guardian Way and Solitude cul de sacs, but there will be enough plowing done for the residents to safely get in and out. Winrowing the streets: This is a procedure to avoid another pass of the plow mounted on the truck (leaving the strip of snow on the street that is left from the side of the plow not moving the snow).

2016 Budget Year The HOA will finish 2016 in the black Snow – 80% of $18,000 budget used as of November 30 Fire Mitigation – completed for $12,304 vs. $20,000 budget Invested $4,000 to support homeowner workdays for common area landscaping projects

2017 Expenses Contracts Other operating expenses - level or lower Courtney & Courtney – no change Waste Management – 6% increase Fisk Landscaping – 10% increase CB Insurance – 10% increase (est) Peregrine Master HOA – 6.5% increase Other operating expenses - level or lower

Analysis Our primary financial risk – Retaining Walls Reserve Fund is slightly below (10%) recommended funding level Recommendation: Assume risk of a significant special assessment and continue current investment amount Contract services costs will increase 6%-10% in 2017 Our neighborhood is aging Recommendation: Invest over time to protect property values A 7.5% assessment increase will provide necessary resources for 2017 and probably 2018
