What triggered the initiation of the project? Schuster started a cleaning business at the age of 17, where he would clean a few business s a day and then go home do homework and sleep. After becoming successful he then bought out his partner and eventually sold the business for $10,000. Mark was tired of the cleaning business and that’s when he decided he wanted to work for himself. He didn't want to clean buildings he wanted to own buildings.

George Rickles Mosler The initiation of the project was triggered a number of factors but most of all by his ambition. Late George was Schuster’s grandfather a well renowned attorney. Schuster learned that hard work and dedication is what it takes to become successful. His grandfather taught him that. Passed away and that what triggered Mark R. Schuster ambition to be great. He made a vow that he will honor his grandfather by putting his name in a building.

What triggered the initiation of the project? “For those who came before me, or their courage and inspiration and for their DNA. “ Mark R. Schuster Former businesses: Cleaning business sold for and pocketed $10,000 while in high school. Wanted to work for himself. He didn't want to clean buildings he wanted to own buildings.

Locating the property Took time through intense thorough research. Based on IBC codes determine the amount of property that can be used to build. how high you can build parking other good stuff

Investors In order to break ground and get a job started Schuster needed investors. The right investors was a task of its own, and having to agree to their loan terms was another chore. One investor they used frequently “The Benaroya Companies” Benaroya has been in the lending business for some time and they knew what occurs in the construction industry, regarding mishaps financially, draw backs.

The Architect Finding Architect’s that would design the buildings they seek depending on the projects were very crucial. From time to time they would have to change the Architect if he/she wasn’t developing the projects fast enough. Projects: Mosler Lofts Storage units Other building projects

Contractors Fred Shipman, president of JE Dunn Northwest was their (MEP) Mechanical, Engineering Plumbing coordinator. He ran the entire project. Sub-contractors in different traits would go through hi if needed to. He allowed every trait from concrete guys to framing and eventually electrical to step in when needed to on the job site. He also was the one in charge to speak to Schuster if there were delays in the construction or change orders.

Describe any reasons for cost overrun and schedule delay Unforeseen things happen in the construction business occur more of then than you think. For example, the union of concrete workers were due for a raise. They made sure that during the summer when the negotiations were about to take place that the workers went on strike. The strike lasted four weeks total for the workers until the worker returned.

Change orders Other sub contractors could not do their work so they stopped showing up to the site. Change orders to existing plans were very costly. Costing millions of dollars of unforeseen issues. That would eventually hit the bottom line, home buyers would wait and they would need to go back to investors for additional capital for the change orders.

Lessons Learned What I learned is that the construction business has a lot of factors which have to be met. From finding the right investors which is vital. Hiring the right Contractors and Sub-contractors which will have their scope of the work completed in time. Make sure there isn’t any union negotiations in the present. Its always key to make workers feel part of the team and bbq with them.
