Meeting Agenda 01/04/2017

House Keeping Please pay your Association Due for 2017. January 10th-       $700.00 Annual Assessment due January 21st-       $70.00 late fee applied to delinquent accounts January 31st-       Delinquent accounts are sent to the attorney to file lien to recuperate annual assessment. “No Solicitation” signs being posted. Proposing that we keep “WhatApp chat” limited to Urgent issue only. Board in not an admin, but it is a request. A Violation fee of $ 50 will be assessed after 2 violations notice is being served. Collin to visit the property shortly after 01/10/2017

Modification to BYLAW All external modifications unless explicitly stated otherwise need a RFM form to be submitted. Design guide lines 1 has being updated to state that any other brands paint  equivalent to the shade of the specified Sherwin Williams shade may be used. Design Guide lines 1- The following statement will be removed "On corner lots, the fence shall not be closer to any side street than the building line if the lot“. Design Guide lines 2- the following statements to be added   a. No RFM form is required for plants / small shrubs being planted in the flower bed adjacent to the property on the front side. The owner will see to it that all  shrubs / plants are neatly trimmed as required so that they do no obstruct view of the house. Where applicable they must be trimmed so that the height is no higher than the lower window level. b. No RFM is required for putting solar stake lights around the flower bed adjacent to the front of the house  or the pathway as long as they are at least  2' apart from one another and the total count does not exceed 12.

Wattage and lumens not to exceed 100 watts, all lights are white or clear, non-glare, and located so as to cause minimal visual impact on adjacent properties and streets. 6.Design guidelines 8 a. Only mulch made of natural material will be permitted, no synthetic mulch will be allowed. b. Mulch colors permitted are Black or Brown. c. Modify the statement to following , Other edging , if used, shall not exceed 6" above turf height and be of a uniform type. If the natural slope is contouring then this height must be maintained at the highest point where the land is flat (typically entrance of the house when edging the flower bed). Subsequently the height/ layer of bricks maybe adjusted along the slope to maintain a uniform top edge. See attached picture for reference. ( Sunil to provide pic) d . Clear 2. Woodridge SW 3504 3. Riverwood SW 3507 4.(lot 32's deck color) Other brands equivalents of the above shade will be permitted. 8. Garbage Can:** Placement of Garbage Can need to be at the corner of the sun room or back of Home. NOT Visible from front of the Home All Modification/ Violations has agenda is being approved with immediate effect as there were 21/38 resident , and all are in agreement
