Changing demographics of EBALDC population. Altenheim Decision – Chose not to do projects that were perceived as not serving significant Asian population. Took on Coliseum Garden because it had largest Asian population of all OHA properties, but they did not return after renovation.

Healthy Neighborhoods Approach as a Lens For this reason, EBALDC has identified 12 social factors that we believe will have the greatest impact on creating healthy neighborhoods and affecting that statistic in a positive way. Healthy Neighborhoods Approach as a Lens We know we can’t do it alone traditionally EBALDC has been an affordable housing developer, we have realized that building affordable housing was just one small part of creating a healthy and vibrant neighborhoods In order to affect the other factors that we were not directly involved with was to leverage our expertise in real estate and finance to create partnerships with those professionals to develop their real estate. The success of these partnerships is in large part due to the availability of tax credits Some examples of these partnerships include: develop healthcare facilities, education facilities, healthy food establishments, youth centers, more recently working with an operator to develop a grocery stores in west Oakland Healthy Neighborhoods Approach as a Lens Mapping our Current Work to Neighborhood Factors Affecting Health
