What Does a Flood Map Show? Flood Insurance Rating Factors 1. FLOOD ZONES: Special Flood Hazard Areas Non-Special Flood Hazard Areas 2. BASE FLOOD ELEVATIONS: Elevation to which floodwaters expected to rise during base flood. 3. BOUNDARIES: Flood map boundaries do not follow property line and roadway boundaries. Photo: Hurricane Matthew 2016

FLOOD ZONES NFIP’s First Flood Insurance Rating Factor SPECIAL FLOOD HAZARD AREAS Any “A” lettered zone (i.e. zone A, A1-30, AE) Any “V” lettered zone (i.e. zone V, V1-30, VE) NON-SPECIAL FLOOD HAZARDS B, C and X zones COASTAL BARRIER RESOURCE ACT (CBRA) CBRA Act of 1982 (amended 1990) protects coastal areas that serve as barriers against wind and tidal forces caused by storms Photo: Hurricane Irma 2017

Impact of Flood Map Changes in January 2018 Change in Flood Zone Change in Base Flood Elevation Many Glynn County properties are being remapped into lower risk flood zones. Risk is reduced, not removed. Flood policy may no longer be lender required. More than 25% of all flood claims occur in lower risk zones. Photo: Irma visits coastal GA

Another Important Insurance Rating Factor… Date of Construction Pre-FIRM: building was constructed prior to the implementation of the community’s initial flood insurance rate map. Glynn County initial FIRM date: 4/15/85 Brunswick initial FIRM Date: 6-1-85 If you have a pre-FIRM building, you MAY benefit by obtaining an elevation certificate. Post-FIRM: building was constructed or substantially improved after the community’s initial flood insurance rate map. Elevation certificate required for SFHA zones. Moe about potential flood insurance cost savings…

How Can Remapping Lower My Flood Insurance Cost? Requirements for a Preferred Risk Policy: Less than 2 or more flood insurance claims payments for separate losses, each more than $1,000 or Less than 3 or more flood insurance claim payments for separate losses regardless of amount or Less than 2 flood disaster relief payments (loans and grants) for separate occurrances regardless of amount or Less than 1 flood insurance claim payment and 1 flood disaster relief payment (loans and grants) each for separate losses and each more than $1,000. IF YOU QUALIFY FOR A PREFERRED RISK POLICY…

What Can I Do Now and After The Flood Maps Change? If you have a “pre-FIRM” building, speak with your insurance agent about the possible benefit of an elevation certificate. If your property is in a B, C or X zone or moving to an B, C, X zone, you do not need an elevation certificate. After: Your flood insurance carrier will change your policy without any action from you IF the change benefits you. Please be patient. There are thousands of affected flood policies in Glynn County. “Patience is also a form of action.” Auguste Rodin

A Note About FEMA Disaster Assistance: Important to Know… NFIP Flood Insurance FEMA Disaster Assistance Does not require Presidential disaster declaration Only for flood damage For homeowners, renters, business owners Available only in NFIP participating communities Up to $250,000 building coverage for residential and $500,000 for non- residential buildings.
