About 20% of a building’s total lifecycle cost is tied up in the construction phase, meaning that 80% of lifecycle costs are left to energy and building use operations. Commissioning strategy leverages Fault Detection & Diagnostics Strategy & Planning EBCx (Existing Building Commissioning): An EBCx program will involve work in the Plan, Evaluate and Implement phases and will rely on people, processes and technologies in order to drive home results. MBCx (Monitoring Based Commissioning): MBCx programs will involve ongoing service and data driven measurement and reporting. Like EBCx, a combination of people, process and technology are necessary for a successful MBCx program. FDD (Fault Detection Diagnostics): FDD is an important tool that can be leverage to create quick and cost effective results during the Evaluate, Service and Measure phases. FDD relies heavily on technology in order to be successful. Example – Presented to a large city on their commissioning strategy. They were not interested since they spent $300k for a report sitting on a shelf. Key message is to make sure you budget and bring a partner that will help you implement what you find.
