How To Get Commercial Loans Approved Fast, How To Get Your Commercial Loan Approved Fast, Hassle-FREE and at the Best Rate Possible How To Get Commercial Loans Approved Fast, Hassle-Free and at The Best Possible Rate

You can’t avoid the Credit Committee and knowing that… “Banks simply take far too long, and the requirements are much too stringent. A couple of years ago, a bank refused a loan for an $800,000 property (restaurant) with the buyer providing a down payment of $600,000 cash. The buyer had 17 years’ experience in the restaurant business…the bank called 3 months later with their response. They said…”they don't loan for restaurants”

Getting your loan approved and breaking through the credit committee …Why few loans get through and what you can do to insure your deal gets funded!

A bit of banking background...

Net Percentage of Domestic Banks Tightening Standards for Commercial Real Estate Loans Secured by Multifamily Residential Structures

Net Percentage of Domestic Banks Tightening Standards for Commercial Real Estate Loans with Construction and Land Development Purposes

Commercial Loans are NOT Residential Loans 80% of Big Bank Commercial Loan apps are denied 50% of Local Commercial Loan apps are denied Often no personal liability Credit scores are vitally important Documentation requirements differ Few Brokers or Bankers are skilled

Financing Options Available to YOU that Your Big Bank Lender May Not Know About There are more ways to obtain capital & financing than you can ever imagine. Each lender has their own appetite for specific types of projects. Thinking your bank will be able to help you resolve your specific loan needs, is like going to a General Practice M.D. when you really need a highly skilled Surgeon.

Commercial Loans are NOT Residential Loans Loans often partially amortized ‘balloon’ – reduces lender risk 25 - 30 year terms 5 - 10 year maturity Prepayment penalty typically 2 - 4% JV between Developer and Pension Fund, Life Insurance REIT Participation Loan FHA - SBA Freddie Mac- multifamily Land Sale-Leaseback Mezzanine added to the capital stack Floating – adjustable index rate tied to LIBOR

The Importance of Debt Service Coverage Ratio For example: Commercial Loan Size: $10,000,000  Interest Rate: 6.5% Term: 30 Years Annual Payments (Debt Service) = $758,475 Net Operating Income (NOI) = $845,000 Now we can calculate the DSCR: DSCR = Net Operating Income / Annual Debt Service (NOI) = $845,000  Total Debt Service = $758,475  DSCR = 1.10 ($845,000 / $758,475) Its all about the DSC: If a DSCR is 1.0x, this is called breakeven, and a DSCR below 1.0x would signal a net operating loss based on the proposed debt structure. Based on this, is this a good deal or not? Will a bank look at this deal? IT DEPENDS…

“It is not that banks don't want to lend money, it is the regulatory environment that has severely restricted the distribution of capital” ...We’ll get you over that hurdle!

Top 3 Reasons for Commercial Loan Denial Caption
