Pricing and Negotiation: Our CMA’s go beyond just pictures of similar properties. We look at days on market, months of inventory, what is the history (price changes, etc.) of the homes that have sold and currently on the market? If you or your office have a good list to sale price ratio talk about it. Use a Assessed to Sales price ratio for sold properties. What appraisers look at also. Give the seller an example of how you are going to negotiate for them. When an offer comes in: Thank the other agent. Good relationship/get them working with us. Gather comps to send along with a counter. We want to show the buyer that the seller’s house is the best value when compared with the buyer’s other choices. Write a letter to the buyer. 4

Pricing The seller can list their property at any price, but ask them when do they want it to sell? We can help the seller price their home so that when a buyer views it, there will be urgency. If the buyer thinks it is a good value, they will often write a competitive offer quickly because they don’t want to lose out to someone else. We want to capture the best buyers in the beginning when there is a pent-up demand.
