Board Activities of Past Year 1. New property management company 2. New mailboxes. 3. Updated directory.
Board Activities of Past Year 4. Replaced/repaired neighborhood fence. 5. Neighborhood weed program (sprayers, herbicide, advice). 6. Updated Neighborhood Rules & Regulations; Developed HOA Procedures Document. 7. Property assessment (annual dues) and covenant violation issues. 8. Four quarterly board meetings. 9. New neighborhood insurance, effective July 1 (Farmers Insurance).
Board Activities of Past Year 10. Dean Schilling evaluated trash haulers, decided to stick with Waste Management. 11. Trash day for neighborhood. Collected and hauled neighbors trash to landfill. 12. Realtor Communications (covenants, county policy regarding neighborhood management and land use. Westridge Estates opposed to lot sub- division (county law prohibits). 13. Weeds in open spaces and along County Road 38E sprayed this summer. 14. New board member chosen for Architectural Control Committee.

Reminder Covenants/Rules Atlas Management not monitoring for past three months. Westridge HOA will begin monitoring again shortly. Please, ensure RVs, boats, etc. are stored in ACC-approved structure or off-site. Keep garbage cans stored.

Changes for Next Year Initially we will be a Self Managed HOA i.e. the board will do all the billing and management. The HOA address will be: Westridge Estates HOA, 4602 West Ridge Drive, Fort Collins, Colorado 80526 The HOA will have generic email addresses as follows: president@westridgeestates.net; treasurer@westridgeestates.net; secretary@westridgeestates.net
More Changes for Next Year Dues will be due February 15, 2016 and checks will be paid to the new HOA address. Invoices will be mailed before January 15, 2016. The current board will remain for 2016. However, three new board members will be elected in November 2016. Looking for new blood. Officer election will occur at the next board meeting and more details of self management will be decided. (November 24, 2015). All are welcome to attend.
