Private Section The private part consists of a vast fitted kitchen with a fireplace and a pellet stove, opening on a spacious room currently used as a study. A staircase takes you from the study to the bedrooms. On the first floor, there are a large bedrooms, a separate toilet and a spacious bathroom with a bathtub and a basin. There is also a laundry room with the boiler. On the second floor, there are two bedrooms leading to a room ready for conversion, and a laundry room.
Bed & Breakfast The Bed and Breakfast side is totally independent. It is composed of a vast hall leading to the 24 m2 dining-room and to a 15m2 en-suite bedroom with shower and toilet. There is a lovely view over the river from the bedroom. A beautiful stone staircase takes you upstairs to a 20 m2 family bedroom with a bathroom and a separate toilet. There is a large cupboard in the bathroom. The third bedroom is 19 m2, with a bathroom and a large cupboard. There are two communicating doors to access the private part.
Gites Gîte 1: A studio is attached to the main house. It has a corner kitchen, a double bed and two bunk beds, a bathroom with a bathtub, and a separate toilet. The Gite has a private terrace and barbecue among the bamboos, in addition to the garden in front of the house. Gîte 2: This is an accredited eco-friendly gite, with double glazing and a pellet stove. It was renovated with natural material (hemp, lime and flaxseed oil paint). The main room has a fitted kitchen. There are two bedrooms, a bathroom and a separate toilet upstairs. The gite is on the riverside, near a bamboo islet and has a private garden and a terrace with a barbecue.
Grounds On the south side of the property is a lovely little house to renovate. Part of the barn has been converted into a loft apartment, with separate water and electricity meters. It comprises a spacious room with shower, toilet and washstand downstairs and a vast room with a mezzanine upstairs. It is currently used as a family room for guests but it can also accommodate groups. Heated by a pellet stove. The two other parts of the barn are used as sheds for storage. A door enables an access to the garden on the other side of the building. On the first floor there is a room with a view over the Sèvre that can be converted into further habitation. There is another building suitable for conversion attached to the second gîte.
Flour Mill & Gardens The treasure: a flourmill is in the central building, between the main house and the second gîte. It’s a high four-storey construction with all the mechanism and wooden equipment that work perfectly. It represents a very treasured testimony of the Industrial Revolution as it is the only intact mill in the Val de Sèvre. The rooms are convertible into a very original habitable space or into a museum. The mill can be used to produce electricity. The garden: a green haven with wild nature on the river banks, bamboo forests, flowers and listed plane trees and sequoias in the park.
