Note that McCarthy and Stone are actively developing their plans so the final plans actually submitted for approval may differ from those currently envisaged Proposal for 44 flats, 22 two bed and 22 one bed Style of accommodation “assisted living” known as “extra care” Available to residents age 70+ - average age at entry 83 Facilities include table service restaurant, function room, home owners lounge, laundry, buggy store & guest suite On site manager (on rotating basis) 17 full-time equivalent staff members 8 staff on site at busiest time

46-54 Old London Road Mostly 3 storey development Southern end will be two storey Pitched roof facing the road Large flat roof at the rear may have solar panels on Large development: two thirds of the site will be built on High building - road at 42.05m above sea level Building baseplate is 44.20m Top of roof is 13 m above road 3 ½ storey building, 5m (16-feet) over existing roofs Existing flats roughly 9 meters over road

Parking & Traffic 21 resident spaces 3 spaces for visitors No parking for staff Huge Strain on local road parking Residents cannot walk to shops without crossing road – as no pavement on east side of Old London Road Impact on traffic flow

Tree Coverage Site is currently mostly gardens Will be replaced by mostly building and car park 52 trees on currently on site – many will be cut down Plan to retain existing tree cover at rear of the site Some tree cover on car park Northern end of site South East quarter landscaped garden for residents

Flooding and Drainage Two floods in last 20 years Baseplate 2 meters above road will protect McCarthy and Stone residents Proposal for a rainwater tank under part of the car park Rainwater will then be released into drains Two drainage experts are in the audience to answer questions

McCarthy & Stone Why Develop 44 flats for sale between £320,000 and £400,000 Gives roughly £16m for the development Plus ongoing maintenance fees M-S have control of over resale of properties
