Control Summary

Heat-Timer Controls that are located in Boiler room VACUUM STEAM HEAT SYSTEM = SRC Controls heating logic and activates a Multi Mod when steam is required HYDRONIC HEAT SYSTEM = HWR Controls heating logic and activates a Multi Mod when HW for heat is required Multi Mod Controls the modulation of all boilers/burners when the heating control is in heating mode

Heat-Timer HWR (Hot Water Reset) Logic Constantly varies the water temperature being supplied to the heating system based on outdoor air. Increases the water temperature to the heating system as it is getting colder outside. Lowers the water temperature to the heating system as it is getting warmer outside.

Heat-Timer SRC (Steam Reset control) Logic Modulates the Motorized valve to vary the amount of steam based on outdoor air Gradually gives more heat to the system as it is getting colder outside. Gradually gives more heat to the system as it is getting warmer outside. Only Activates Vacuum Pump when required

Sensor Monitoring Benefits Wireless Space Temperature Inputs Allows the HTC control to fine-tune the reset curves based on space feedback and desired space temperatures.

Multi Mod Features Multiple MODULATING Burner Control Controls numerous burner signals 135 = 0-135ohm CV (Current voltage) = , 4-20ma, 0-5v, 1-5v, 0-10, and 2-10 vdc) Hot Water Reset Included Burner Lockout Terminals Increasing Boiler SYSTEM efficiency by only bringing on the boiler capacity necessary to meet a current load condition.

Control Sensor Diagnostics

Sensor Installation Controls can only be as accurate as the information you give them. What if you are getting erratic readings from a sensor ? Review Standard Sensor info What is shielded cable? How do I properly install sensor? How do I test sensors? Show Pictures of examples Shielded Cable- Show white, black and shield Explain circle on control to ground terminal Show greenfield crossed out

What is shielded cable?

Shielded Cable does not mean Greenfield

Belden 18AWG / 2 Conductor Shielded Twisted Pair Cable : 8760-BEL

Outdoor Sensor Cut Shield at Sensor

Grounding Shield @ Control What are we controlling? Need Visuals (3 slides) Condensing – Ok to reset boilers Cast Iron – Usually Need Min 140 min (overheat Mild Temp) # way valve Option Steel/ Scotch Marine/Coil in Boiler with 3-way (Vinny Clearview) – Never Reset Steel, must use 3-way

Internet Communications Management System Heat-Timer ICMS Internet Communications Management System

Internet Controls Capabilities Access control from any internet connection (with proper account and password access). Web Based Application. No On-site server is required No local software is required on personal computer Alarm E-mail/Text Message capability Can alarm on any monitoring point Reporting Capability Standard Reports, Custom reports Additional Sensor Monitoring to maximize efficiency

Heat-Timer Internet Control Management System (ICMS)

Sensor Monitoring Benefits Wireless Space Temperature Inputs Allows the HTC control to fine-tune the reset curves based on space feedback and desired space temperatures.

Sensor Monitoring Benefits (A) Wireless Space Sensors Maintains tenant comfort WITHOUT over heating Alerts management to a local problem or a system problem. Removes human interface after initial settings Burner Lockout Alerts management when burner goes into a safety lockout condition Management knows problem before tenants – reduces complaints

Sensor Monitoring Benefits (B) DHW Temperature Inputs Alerts management to possible dangerous high temperature DHW and they can react proactively to potential scald issues Wastes Fuel Mgmt can react to no DHW issues Boiler Feed Water (Water Meter) Alerts management to potential boiler damage due to excessive make up water. Either due to numerous blow downs or leaks in piping system. Can assist in monitoring boiler chemical levels Condensate return temperatures Alerts Mngt. to potential steam trap problems

Sensor Monitoring Benefits (C) Boiler Stack Temperature Alerts management to a dirty boiler which can decrease boiler operating efficiency A properly cleaned boiler runs more efficiently Sump Pump Failure Alerts management to a possible flood condition or damaged sump pump Mngt. can proactively react to potential flood condition before excessive damage (i.e.: burner under water) Gas and CO Sensor Monitoring

Alarm Capabilities Action Items Need to set alarm thresholds for existing projects Whom should receive alarms for each school ?
