THE HOUSING AUTHORITY OF NEW ALBANY, INDIANA To provide quality affordable homes, assist Residents to achieve independence, revitalize community, and provide a suitable environment for all families we serve. NAHA 8/3/2004

FACTS NAHA HAS 1078 PUBLIC HOUSING UNITS 101 ELDERLY ONLY AGE 62+ HOUSING UNITS 408 SECTION 8 VOUCHERS 200 VOUCHERS ARE DESIGNATED FOR PERSONS WITH DISABILITIES.

HISTORY THE HOUSING AUTHORITY OF NEW ALBANY WAS ESTABLISHED IN 1937, TO MEET THE NEEDS OF FLOOD VICTIMS IN OUR COMMUNITY. VALLEY VIEW COURT WAS THE LOCATION OF THE FIRST HOMES DEVELOPED IN NEW ALBANY FOR DISPLACED PERSONS.

VALLEY VIEW COURT VALLEY VIEW WAS THE FIRST PUBLIC HOUSING PROPERTY BUILT IN NEW ALBANY. VALLEY VIEW COURT CONSISTS OF 40 PROJECT-BASED SECTION 8 HOMES OWNED BY THE NEW ALBANY HOUSING AUTHORITY.

ANNUAL FEDERAL DOLLARS 2016 OPERATIONS $4,098,749.00 CAPITAL FUND $1,494,277.00 SECTION 8 $2,529,429.00

OPERATIONS NAHA OWNS AND MAINTAINS ALL STREETS, SEWERS, WATER, AND GAS LINES ON NAHA PROPERTY. NAHA EMPLOYS 55 PEOPLE. NAHA PROVIDES 90% OF THE MAINTENANCE TO ALL NAHA HOMES. NAHA HAS NATIONAL CERTIFIED HOUSING INSPECTORS.

PUBLIC HOUSING AGES: NEWBORN TO 100+ YEARS. 46% OF OUR RESIDENTS (986) ARE 0-17 YEARS OLD. (06/02/2016) NAHA RESIDENTS LIVE LESS THAN 4 YEARS ON NAHA SITES. NAHA HOUSING SITES ARE 98+% FULL ALL RESIDENTS CHOOSE A FLAT RENT OR A RENT BASED ON 30% OF THEIR INCOME.

RENTAL RATES MINIMUM RENT $50 PER MONTH 30% OF ALL HOUSEHOLD INCOME AND AN ELECTRIC ALLOWANCE IS APPLIED TO REDUCE NAHA RESIDENTS RENT. THE AVERAGE RENT PAID BY NAHA RESIDENTS IS $197.01 PER MONTH.

RENTAL EXPENSE NAHA RESIDENTS PAY FOR THEIR PERSONAL ELECTRICITY,EXCEPT IN HIGH-RISE HOMES. NATURAL GAS,WATER, SEWER, STORMWATER, AND GARBAGE PICK-UP FEES ARE PAID BY NAHA.

RESIDENT CONTRIBUTION RESIDENTS PAY $2,222,023.00 IN RENTAL PAYMENTS TO NAHA ANNUALLY. RESIDENTS PAYMENT OF RENT IS OVER 95%, EXCEEDING INDUSTRY AVERAGES. NAHA HAS $125,685.00 IN BAD DEBT, MOST OF WHICH IS INCOME FRAUD OR DAMAGE TO UNITS.
