CIH NW Supporting Resilient Communities; Why Regenerate… CIH NW Supporting Resilient Communities; Why Regenerate…? Bill Lovat – Director, Regenda Homes

Why Regenerate…? North West perspective Strategic Opportunities Our Approach – Resilience model Our places Our partnerships Our Solutions Our customers and clients Our impacts What we’re going to be covering today…

A North West Perspective… Regenda Group - Greater Manchester, Merseyside, Cheshire and Lancashire; 13,000+ homes NW reflects many of the Regeneration Revival findings; Demand for more multi-tenure homes Growing gap between areas of employment need and employment growth https://www.jrf.org.uk/report/overcoming-deprivation-and-disconnection-uk-cities Devolution – powers and budgets Manchester, Liverpool City Region, Lancashire Combined Authority Within region imbalance – homes and services where they are needed most Link with previous speaker and National picture Demand for homes – but need to fund these (privately or publicly – or mix of both !) Employment and skills – we know jobs are very important but JRF recent report suggests: Local jobs do not mean local employment for residents of deprived areas – in many poorer areas jobs are filled by residents from more prosperous areas. Some areas experience ‘double disconnection’; they are not well connected to jobs or housing in their cities – there are 524 of these areas across the UK. The geography of poverty matters. There is often a mismatch between where people live and where jobs are located.

Strategic Opportunities… The sector needs to respond – we are ideally placed. Can we connect with the LEP’s ? Getting the right mix of tenures Linking our customers into better jobs Being seen as the solution, not part of the problem Accessing new funding, being innovative, effective partnerships; Athena Ltd Liverpool City Region Lancashire housing providers As a sector, we need to position ourselves and the glue that binds public sector with the private. We need to show leadership through value-based solutions. Understanding our customers better, provides us with a unique advantage when seeking to access new sources of external funding and additional investment.

Creative Credit - Oldham Our Solutions… Creative Credit - Oldham Discussion with Debbie Abrahams MP for Oldham East and Saddleworth and Shadow Minister for Work and Pensions Creative Credit is a joint project led by Regeneration and Financial Inclusion. It uses drama to bring awareness of the impacts of Loan Sharks, budgeting and Universal Credit. We secured £12.8k from a range of sources, and earned £2.8k in fees for our time. It directly impacted 670 children and parents across Oldham. Creative Credit 2 has recently been confirmed and follows the same approach.

Our Customers and Clients…. Part of our Week of Wellbeing (Fleetwood) August 2016 A week long series of activities that Regenda coordinated and delivered on behalf of a wide range of local partners. The aim was to tackle root causes of poor family health and to reinforce our local leadership role. Over 200 people attended. We listened and learned from our customers. Overall 78.5% of people on westview are living in a health deprivation hotspot with 41% of children are living in poverty. Cat Smith M.P for Lancaster and Fleetwood and L.C.C Councillor Lorraine Beavers supported the event

Our Impacts…… http://www.youtube.com/watch?v=qkVdHIB-pGs&sns=em Our 3 year community arts project in Limehurst has successfully secured £65k from the Arts Council and a further £24k bid to the Heritage Lottery Fund has been submitted. Limehurst by the Sea is part a series of events / activities aimed at engagement then supporting people into work / new skills. Over 150 signed up to becoming members of the Limehurst Arts Society. We have been supporting Kevin and Clare on their journey for over three years Limehurst residents, we are helping them on their journey from benefit dependency and depression to self employment and wellbeing. They are applying to become one of our tenants. The video was shown at an NHS Alliance Conference in London that profiled our Health and Regeneration approach.

Our Impacts…… http://www.bbc.co.uk/news/health-37338995   http://www.bbc.co.uk/news/health-37471310 A key partner in the Healthier Fleetwood partnership, recently covered by the BBC. A long term approach to health creation – all part of our long term vision.

Bigger challenges, new solutions ?

A positive conclusion to the first phase... Our Impacts – Keepmoat investment The physical enhancement will be significant: a positive impact on the asset value of our stock. Local labour opportunities for our residents will be maximised through a social value contract clause [CITB+]; A ground rent of circa £12k per year in perpetuity may be available for community management [Social Value] Link into next speaker…… A positive conclusion to the first phase...

Our Future... Adapting our approach to changing context Seizing the opportunity for growth Being ambitious Striving for excellence Putting our customers first Open to new ideas
