Town of Westport pLANNING bOARD SUBDIVISION RULES AND REGULATIONS

Purpose “..provision of adequate access to all of the lots in a subdivision by ways that will be safe and convenient for travel; for lessening congestion in such ways and the adjacent public ways; for reducing danger to life and limb in the operation of motor vehicles; for reducing danger to life and limb in the operation of motor vehicles; for ensuring compliance with the applicable zoning ordinances or by-laws; for securing adequate provisions for water, sewerage, drainage, overground and underground utility services, fire police and other similar municipal requirement, and street lighting and other requirements where necessary in a subdivision…”

Revise drainage requirements to be consistent with Board of Health regulations. Standardized Design Requirements Design Storms use Cornell Numbers 2 year 3.3 inches (3.29-3.5 inches) 10 year 4.9 inches (4.8-5.1 inches) 25 year 6.1 inches (5.7-6.2 inches) 100 year 8.5 inches (7.1-7.2 inches) Specific Design Criteria Clearing area 35,000 s.f. Impervious Driveways & Walkways 2,500 s.f. Building area 2,000 s.f. Lawn Area 30,500 s.f.

Revised standards for street design, Cul de sacs, Pavement width & Pavement thickness Revised to meet Fire Department standards Outside cul de sac radius 60’ Minimum gravel road width 20’ Standardized Pavement width Residential Streets 22’ plus berms Collector Streets 26’ plus berms Pavement Thickness Increased base course of asphalt from 1.5” to 2”

Proposed Additional Changes Remove subparagraph III-H (3) No streets will be submitted for acceptance until the subdivision has been completely developed and the Highway Surveyor certifies that said streets meet the current requirements of the Town. V-B (8) Street name signs, designed and installed in accordance with the Planning Board and Highway Department shall be provided. Add to Rural Residential Lane Cross Section 1 ½” of crushed stone ¾” minus (The Board may consider alternative materials provided it minimizes dust and provides for a durable drivable surface.)
