Site Features Total cost: $21 million 6 Stories Tall, 216,000 sq ft Multi-use office building with retail 12,300 sq ft retail space Water front promenade with a terrace on the roof Electrical 375 KVA, 300KW Generator Distribution voltage-277/480, 3 phase Lighting 6 inch recessed down lighting in public spaces 2’ by 4’ fluorescent lights in office spaces Exterior surface mounted lights to accent structural features. Fire Protection Passive and Active sprinkler systems 1 to 2 hour fire rated construction Mechanical Raised floor air distribution system Individual tenant climate control 11 AHU with a total of 256,000 CFM. 2-12,000 CFM Outdoor AHU 3-Cooling towers with 1016 tons capacity 3-Heat exchangers with 2900 GPM capacity. Telecommunication Various data and communication links Secure card access system Structural Reinforced concrete structure with 10 foot high ceiling The south half of the building is sitting on an eroding pier so the slab is a structural slab instead of a slab on grade.
