HOA dues adjusted to accommodate projected cost Storm Water Drainage system renovation Engineering firm analysis conducted & paid ($1500 in 2017) Contract initiated with PE for project oversight (George F. Young, Inc. for $3,275) Bridal path (east side) Need Lot 7 easement to eliminate dead-end or leave as is. Contract further clearance if easement granted. HOA would cover recording cost. Continue to maintain trail along High Oaks Trail

Bridle Trail Update Successful Bridle Trail Neighborhood Work Day October 7, 2017 About 25 neighbors participated

Bridle Trail Issues - #1 1) Lots 1-7 - passable, but dead end, requires turning around and going back out to trail head on Saddlebag Trail at Lot 1 2) Lots 8-9 - impassable and unimprovable due to wetland 3) Lots 10-10A - no right of way access, passable but needs a little work 4) Lots 11-21 - not able to assess - too thick - would require major earthworks to clear, remove, and level 5) the rest that parallels high oaks (lots 26-36) - passable (thanks to Tom!)

Bridle Trail Recommendations Only maintain the bridle trails that we have already cleared Nothing further unless an easement is granted between lots 7 and 8 to eliminate “dead end”

Roadways & Storm Water Drainage System

Roadways & Storm Water Drainage System Actions taken to date:   Contacted 7 Civil Contractors and obtained quotes from 2, Bennett Construction and C-Squared CGC Contacted 4 Civil Engineering Firms and obtained proposal from 1, George F. Young, Inc Abbotts Construction quote for project with sod application, but sketchy details $40,845.00 C-Squared CGC quote for project without sod, but detailed in other items $57,523.60 Both contractors do not believe permits are required, but would be responsibility of HOA to determine Contracted with George F. Young, Inc Engineering (Engineer, Timothy Dove) on March 12 to perform: A. On site inspection of existing culverts B. Prepare Construction Plan documents of work required as determined during inspection C. Present findings and documents to HOA Board at meeting D. Assist in review of bids and aid in award of contract for work and discuss project with county officials to determine if permit required (Engineer does not expect permits to be required, but still possible) E. Site observation during construction and letter of release for completion of work F. Cost of contract as signed $3275 plus $850 for contingency services (only if required) We may request additional services from George F. Young, Inc Engineering for help with bid proposal documentation, and if permits are required. This would have additional cost beyond the base $3275 contract price.

Roadways & Storm Water Drainage System Upon presentation of findings by George F. Young, Inc Engineering, we will review findings and contact Civil Contractors for re-quote of work based on Construction Plan from George F. Young, Inc. This will provide consistent quotes from each Civil Contractor of work to be performed.   George F. Young will also provide additional Civil Contractor information that we can use for additional quote requests. Once we have sufficient quotes, George F. Young, Inc Engineering will assist us in quote review and selection of Civil Contractor. Engineer will provide site observations during construction, and provide final letter of release upon completion.
