Government intends to use regeneration to revitalize old- core districts with aged buildings and difficulties of land assembly Developers are in favour of central districts with high- valued housing In the end, most approved regeneration projects have occurred in peripheral districts where redevelopment pressure is the least Overall, promotion of regeneration scheme has not helped much the deteriorating areas and to a certain extent become an alternative for developers to assemble sites The data presented here are at macro level and detailed micro data are needed for further questions as to why
