The Causes of Leaks in Metal Roofs
A metal roof can leak for the following reasons: Misaligned Roofing Screws When a metal roof is installed, the screws are normally driven in with a rubber washer directly under the head of the screw to provide a watertight seal. If the screws are crooked, overdriven or under driven into the roofing panel, a leak may occur.
Worn Sealants When installing a metal roof, a sealant is used to create a weather-tight seal to protect the roof from damage due to water, wind, dirt and dust. Over time, the sealants wear out and lose flexibility which leads to water leaks.
Worn Vent Pipe Flashing A typical home rooftop will have a handful of various pipes sticking out to provide for ventilation, plumbing, etc. If the openings surrounding these pipes are not sealed tightly, it can cause a leak.
Leaky Flashing Around Chimneys and Skylights Chimneys and skylights require flashing to protect the areas where they penetrate the roof. This flashing is usually made of thin metal and can become worn out over time. Once this protective flashing has been adversely affected, it may lead to a water leak.
