C.M. Scullion Associates Ltd Example Of A Typical Extension

Clients Requirements Having just bought their dream Victorian home, in a well sought after area of Bedford, they have decided to extend out the back and open up the kitchen dining and utility areas, to make a very large open plan kitchen dining area with a bespoke full length glass sliding door. In order to achieve this, several major structural problems have to be addressed. Firstly, A new opening between the main exterior existing wall and the existing kitchen and Utility room, will have to support both the loads above and to create lateral stability to replace the loss of structural integrity made by the opening. By providing a sway frame (goal posts) all-round the opening and secure the posts to the adjacent walls. We have to support the rooms and walls above where the ground floor walls are to be removed. This will be achieved by situating steel members directly below the walls, with one of the members continuing to make a full span, this in turn will create the necessity to provide an additional beam over the rear most wall opened up for the sliding doors. Checks will have to be made on the existing foundations and masonry to support the building from the ground and provide adequate restraint and support of the piers.

Architects Plans We work very closely with the architects to ensure that what is proposed is achievable and completely to the satisfaction of the client. Having discussed all the options, a solution is marked up on the architects drawing, whether on a CAD version or as shown on a hand drawn plan. Approval is then provided by the client in terms of the amount of disruptions caused and the costs to build.

Engineers Report A full set of calculations are then prepared (in this case just 20 pages) to provide full details to the contractor and for the approval of the Local Building Control Office.
